Waverly Gardens is a great place to reside. The location is ideal for shopping and commuting. LA Fitness , 24 Hour Fitness and bike path are very close. The landscaping, onsite gym, pool and jacuzzi is well kept. Maintenance is very fast and friendly. The front office is very professional, helpful, and respectful. Parking is NOT an issue and does have onsite garages for storage when available. I highly recommend Waverly Gardens!

It appears they’ve had my first review struck. On what grounds I don’t know. I’ll try again and then leave it. Prospective tenants need to know. The apartment itself is fine. In an ideal scenario, I like being home. Our maintenance guy has been great. There’s one fellow who seems to be the veteran. He’s good. We don’t need him much, but when he shows up he’s good. The patio is nice. The yard is nice. The big thing is noise. This is just a loud facility. Stark & 202 intersect right outside and that’s just a terrible intersection. Many of the neighbors are just poorly behaved. They get a lot of leeway. Car stereos thump. There’s auto work in the lots. One guy nearby is something of a rooster in that he gets on his porch at about three a.m. to holler freestyle. There are domestic fights. We’ve seen some petty theft off our porches. We’ve also seen communal “borrowing” that might as well be theft but because things get returned there’s a limit on reporting. There is also loitering. People will come thump our back door in the middle of the night looking for handouts. Price is okay? For facilities they might be fair. For aesthetics/culture it’s overpriced. I have had non-emergency dispatchers groan when I confirm this is the complex I’m reporting. Gresham PD knows this place. We’ve asked they do something and they insist reporting is what’s needed. By now they either have encyclopedia of reports or an overstuffed shredder.

I lived here for only one year and it was the worst year ever. Not because management but because of the neighbors and neighborhood, although management changed 3 time in my one year living there. My downstairs neighbors were the worst #155. 4 parked cars taking up most the parking in front of our apartment it was a race everyday for decent parking spot, letting their kids run around and my upstairs apartment every night from 10pm-3 am every night for most of the one year I lived there but management won’t do anything about it unless you get police reports, I lived right next to the playground and even with management closing the park that didn’t stop kids from playing there until midnight screaming and running around with no parents, families having bbq until midnight not having any respect for any of their neighbors, literally felt liking the housing projects, cops pulling in and out of the complex every day people coming and doing drugs all they way in the back of the complex, tweakers walking up and down the parking lots looking for stuff and only one dumpster sight for the entire complex. I would consider other options before thinking about raising a family in at this complex

It is unfortunate that tenants that get kicked out have the ability to rate. I know the staff at Waverly Gardens, and when a work order is submitted it is taken care of. The maintenance guys are only human, if they get busy or forget, giving a reminder call never hurts. I have lived here for over 3 years, and have never had any problems with getting my apartment needs serviced. Management is always helpful, and I see that the owners are always making improvements to the property.
