husband & wife in joint tenancy want to deed property to themselves & two grandchildren by quit claim as individuals. Is this acceptable?

I have a good friend that is our realtor. He advised me on our situation with my mom's house that we owned jointly. A realtor cannot give you legal advice but can walk you thru some simple transactions. We did ours with our bank for free and a $12 filing fee with the county.
