Contact them about a low down payment/low bank fees (loan origination, appraisal etc) mortgage product. And then when making an offer on a home, ask the seller to contribute a certain percentage (i.e 6%) towards closing costs. You may be able to make a purchase without having to pay any closing costs. Look for foreclosed homes or homes with a seller that wants to sell quickly so they may be more motivated to contribute to closing costs. Also, look into USDA loans, you can roll closing costs into loan, but there may be income limits and the property has to be in a USDA eligible area. Even if you roll it into your loan, however, you’ll be paying interest on it. And a tip for anyone reading this: try paying more than the amount due on the loan (ANY loan for that matter) each month. Even just an extra 50-100 each month will help you pay it off quicker. Pray that you’re led to the right home, right seller, right bank product and if it’s His will, He will make it happen.
