Franchisees or corporate. IHOP could always find a new home and in ardmore, it's a tradition going to IHOP. But traditions change, grow, diminish, comeback and get reboots. The only thing sad is when they end. When I worked for the security company in ardmore I used stop in IHOP in the early 90s. Then again when I worked for a taxi company in 2006. I now live in another state. I came back for a visit. Glad I did. If it's still there in August I will stop in.
I believe the Auto Dealership owns the entire block and IHOP rents that portion of the property. There's been public communication about the block being converted to another Apartment Community which would physically eliminate the IHOP Building. However, a IHOP could be built into the Architecture of the new Facility or attempt to lease or purchase another piece of property elsewhere.
