You pay base rent. Then they charge extra for a golf course view, extra for water view, extra if in culdosac. And so on. Yes, there is a yearly increase. It is done by percentage, which really sucks and is really not fair as if you've been living here for 20 years, your rent is already next to nothing. So if we get a 5% increase its 5% for everyone. But if, like I said you've been here awhile, your rent could be as low as $300 and your increase would only be $15. Versus you move in here and now, you pay anywhere from $800 to $1,000 and a 5% increase is 40$ - 50$. Well you get my point. They did finally work out a decent cable rate with internet. But we'll see how long that lasts. In general most people in here are very nice. Definitely not like it was 20-25 years ago when this place was a hopping little happy town with lots of activities and fun social gatherings. Not so much anymore and the office, well I digress. The lot location affects the rent & goes up at least yearly if not twice a year.

Lots facing the golf course have a higher rent as opposed to those not facing the golf course. All the lot fees go up yearly due to cost of living.
Yes, location is def a factor. For example, waterfront, etc.
