great place to live....HOWEVER..the lot rent is going up 71.40 per month...I am guessing they heard we were getting a 9% cost of living from social security....my lot rent will be 913.00 PER MONTH...The gates work 44.5 % of the time...They pick on some people and others get away with anything at all...but it is a great place to live..but still a raise of 71.40 a month is un heard of..But yes a great Place to live..

This course is in a 55+ community that also allows the public to book tee times. We started out really enjoying this course, it fits the value paid. However, after a certain point, a ranger by the name of Ralph came by and demanded that we pick up and skip the hole because we were going too slow. We explained that the people in front of us were playing at a pace that didn’t allow us to play at our normal pace, however it’s fine with us, we’re cool with a relaxed round on a Sunday morning. We’re all young, driving 200+, no delays. However, Ralph was not hearing or listening to us and still demanded we pick up. When we continued to explain, he then threatened to have a discount reviewed for a logo on a shirt one of us was wearing, a discount we have no association with or used. In any account, of course we will follow the “rules” of the course, i think we were worried this literal crazy ranger was going to try to steal the rest of our round by trying to have us kicked out and continue to make up fake reasons for us to give up more holes. We picked up, and recorded as we literally pulled to the next tee box and waited for the ENTIRE next group that hadn’t teed of. We literally lost a hole for no reason thanks to Ralph. In addition, out of sheer frustration, the next two holes weren’t played well either. So we lost three holes due to Ralph. No apology from him or the course, no attempt to make up for it. Ralph later sat in his cart and watched as we waited for the next group. No apology for the wrong he caused. We have played here a few times and will not return as long as Ralph is a part of that course. If you don’t want the public providing income to the course and community, keep Ralph there. If not, reply here and let me know he isn’t a problem anymore and we will consider returning. Until he isn’t associated, everyone else, avoid this course at all costs.

Every lot is different whether interior or on golf course or on waterfront. Call hometown office for specific lot rent
Yes there is the 19th hole
Immediately, no. There is UCF close by. Inside 30 minutes you have Disney, Universal, sea world, I Drive, Canaveral Space Station, and much more. There is also Legoland, Gatorland, Dr. Phillip's performing arts center.
There are for residents not for the public.
You can fish but it is "catch and release" only. Lots of tilapia.
You pay base rent. Then they charge extra for a golf course view, extra for water view, extra if in culdosac. And so on. Yes, there is a yearly increase. It is done by percentage, which really sucks and is really not fair as if you've been living here for 20 years, your rent is already next to nothing. So if we get a 5% increase its 5% for everyone. But if, like I said you've been here awhile, your rent could be as low as $300 and your increase would only be $15. Versus you move in here and now, you pay anywhere from $800 to $1,000 and a 5% increase is 40$ - 50$. Well you get my point. They did finally work out a decent cable rate with internet. But we'll see how long that lasts. In general most people in here are very nice. Definitely not like it was 20-25 years ago when this place was a hopping little happy town with lots of activities and fun social gatherings. Not so much anymore and the office, well I digress. They are usually in the fall. There have been people selling their homes and have had estate sales.
There are some residents who do rent their homes but the sales office has nothing to do with that. The sales office only deals in selling homes here as well as 4 star realty. Whether an owner or renter you must go through a background check prior to living here. I live here and it is a nice community with lots of amenities and activities. BTW this is a 55 and older community.
Depends on whether home is on golf course or not. You assume previous owner's lot rent for that year and then it gets adjusted the following year. On the golf course is around $800 and includes lawn service, trash pickup, water, basic cable/internet and all amenities.
