No need to get a title company involved. Just take the last deed retype with all of the information and format adding your name behind his, then go down to the County Recorder's office and file it. The only bad news is that all of the counties now charge $40.00 to file it thanks to our Utah legislators who could care less about the little guy or gal. It's all about money. Used to be $10.00.
I would suggest engaging a Title company .
