Video recorded dog off leash in yard, not responding to commands. Neighbor followed me back to apt and tried to rip cell phone from my hand and tried to keep me from shutting my door, Kinda scary. All on short video. Can I sue? No charges filed yet.

I have clear case of assault on video. Other tenants are air bnb. They pay 1600 mthly as opposed to my 515. Landlady wants me to leave. Lease up in july I think. Is filing assault charges appropriate or wise?
