They will process evictions the very next month. Make sure to check your lease though regarding how your payments are supposed to be paid towards. You can not sue someone for late fees so if that's all you owe then you can tell the judge that.
They were going to evict me on almost $1000.00 of late fees on back rent I didn't know about. They made me pay them $1100.00 up front to drop the case. Not up front as deposit but they raised my rent w/o even sending a letter in the mail.
