We have a 144 sq. ft. area on the side of our townhouse that is always in partial sun. Can't successfully get grass to survive even though we have irrigation. What do you suggest?

Does the ground usually stay wet? If so you may want to put gravel down before you put new sod in. What tends to happen between those areas is that all the run off water from the roof tends to soak it too much and it actually stays wet year round.
