It's definitely useful to check in for dinner reservations, as well as open your room door, find ride availability, etc. It can lag behind real time, so don't rely on it solely.

You'll need it to mobile order food, make dining reservations, and for mobile order check out in stores. It also gives you wait times for all the attractions, maps of the parks, directions, hours, showtimes. Your photo passes will show up there. If you want to purchase a Lightning Lane, or Genie+, you'll need it. Having it already installed and set up on your phone will make your visit much easier.

It's helpful to see wait times...even though most of the wait times are ridiculous...we'll be getting Universal passes next year.
It allows you to reserve experiences not available for just walking up and participating (Savi's lightsaber workshop is by reservation only). But you need to begin this as soon as you get your tickets cause space for general admission goes quickly. It may mean you have one day at one park and have to wait a day before returning, or you could get lucky and be able to reserve all you time back to back. Its all about timing. The workshop i was trying for was fully booked but I kept checking in until the last couple of days before going to get a reservation. So, good luck.
As others have said it's very useful to find your way around and making reservations as well as ordering food at the food courts to pick up instead of waiting in lines for your food.
It is much needed. Will give you wait times of each ride. Use the app to navigate which ride to go on. Also great for finding photo spots and food options.

You can use the app for in park gps, wait times, guide to any attraction it restaurant, reservations, plan ahead, contact Disney or just maintain a birds eye view of where you are in Disney. It is very useful.
