There are quite a few bed and breakfast options in the area unfortunately I've never visited one so I couldn't tell you about an experience that I never had
This is one of the few areas in Dunedin that allow AirBNB, also the best western is close by and a few upscale options. The best western is located down by the marina and the only water front restaurant is in the same parking lot (bon appetit) if you can walk at all you can get to some shops and other restaurants

Yes. There are a few motel/hotels but there is a nice bed and breakfast very close as well. All said a great place to unwind. Enjoy.
