Anywhere on the street is free, you can find a couple parking garages off L street and J street between 10th and 12th
The best, cheapest parking ($5-$10) is the garage at L St and 10th. It's a short walk to the theater. The garage next to the theater (Hyatt) is expensive and Esquire only partially validates, so you'll still end up paying $15+, though it's super close and convenient.
2 areas: one next to Esquire grill and the one at the Hyatt Place. The one st the Hyatt place is cheaper and make sure to get a validation from the theater.
There is a pay parking garage right next to the theater, or street parking in the area if you find a spot.
