That's correct the loan is transferrable to the new party buying your house. Please ask the previous homeowner for the finance company they are paying. If you cannot get the info, please call Nexus and we can provide the phone number for the loan company

I think that is handled as an additional set of paperwork with Nexus, but I'm not sure. Your realtor should be able to answer that for sure, though.
