Like everywhere, they are market prices. You can call the dock for current prices or check out their Facebook page for daily specials. (The prices you see on their website are for shipped lobsters - overnight to anywhere in the continental US!)
They have different sizes and each size has a different price. Prices are market based so they fluctuate.
