The Falls

Living at The Falls was a DREAM. My boyfriend and I were one of the first residents to move in, and we were beyond happy living there for just under 2 years. The apartments themselves are beautiful, the amenity spaces are spacious and gorgeous, and the management team, especially Rikki, were ao personable and welcoming. We have lived in many different apartment communities on the east and west coast, and I can honestly say that The Falls was the most peaceful, effortless community that we have ever had the pleasure to live in. I have nothing but good things to say about living here. If we weren't moving back to the west coast, we would have happily stayed. Thank you Rikki and the rest of The Falls team for creating a renters paradise!

We loved our year stay at this outstanding property in the Wilmington / Rockford Park area. Beautiful river views, great apartment design and loaded with amenities. Super staff on site. Not your average apartment complex ! Highly recommended..

Pros: the finishes of the unit are very nice and modern. The view of the river is beautiful if you have a view of the back. Cons: -extremely noisy, you can hear everyone above/next to you, and even through the vents. -The management office seems nice at first, but are extremely rude, dismissive, arrogant, and condescending. -There is no simple way to access the state parks behind you. (Which was promised upon move-in) —The road leaving the complex is extremely dangerous to walk along. -The parking is limited, especially when arriving later at night. -There is no trash room or chute. It is only accessed via basement garage (which is extremely worrisome if you are elderly, single, female etc.) -The slats on the balcony allow water/debris to fall from upstairs neighbors which makes it difficult to want to use the balcony at all. -Appliances, especially dishwasher, is an extremely old and outdated model. -there are many issues with package delivery, many packages have been misplaced/lost

This is the place to live!! The management here have all been very helpful including Ashley who is the best of the best! She conducted a virtual tour over Zoom, while showing me my new apartment when I was looking to first move in back in the Spring, and went over every detail. Not only was she very helpful, but she is always willing to help out where she can. Overall since being here for a few months now, it is a wonderful place to live, quiet, and surrounded by plenty of locations for food, entertainment, etc.
