You could also from time to time, through his reactions and opinions, learn that he holds high integrity both as an agent and as a person. Moreover, Phil provided us extra services beyond the typical responsibility of a real estate agent. Such as giving us a ride on an hour-long tour in the area, suggesting us strategies on real estate investments, and teaching us useful knowledge about the business. Like he often said, Phil is very service oriented. Based on our experience working with him, that means he doesn't have a limit on what to provide or not to provide as an agent. He will give everything he could as long as that adds to a better experience for his clients. I met Mr. Philip A. Raices when I bought a medical office in the building he manages. He is a sincere, patient, kind, friendly, responsive, efficient, professional, and knowledgeable gentleman. As a long-term local resident himself, his knowledge of building regulations, local lifestyle, and the real estate market is second to none. Sometimes, the super of the building is not available. But he is always there for me. The building he manages is always in an impeccable condition, down to the arrangement of the recycling bins! He is always exploring new ways to improve the condition and value of the building, such as evaluating whether or not adding solar panels on the roof. The current market has changed drastically over the last 8+ months. Interest rates have doubled and the cost of a typical home in the U.S. is around $412,000 and with the current rates the cost has increased over $1000+ per month since Jan. 2022. (much higher for the typical Long Island or the North Shore Gold Coast home). The banks are being very particular and are providing mortgages with the best rates to those who are providing all their documents, income 941s or W-2s and have above average income, 700+ credit scores and a debt/income between 28-36%. However, they will qualify those with lower incomes, credit scores and higher debt/income, but each situation is looked at differently and qualifications will vary! Buying a home is an exciting process. Purchasing a home is one of the largest investments you will make in your lifetime. It is important to get it right. This means that you must take your time and do your homework and due diligence. Make sure that the home that you eventually buy is the correct one for you in terms of price, location, value, size and lifestyle.
Once you are about 4-6 months from your target closing date it is time to meet with your agent, more clearly define what you are looking for and start actively looking… also get your financing pre-approval. Average time to find a home is about 3 months, plus another 1-2 months from purchase agreement to closing.
Most financial institutions say that if you add your gross monthly income (not take home) with your spouse’s gross monthly income and multiply that by 30% of your total gross monthly income, this figure would be what you can afford to use towards housing related payments, ie: mortgage payments, taxes and insurance.
