The maintenance team at Aviara is amazing Andrew came in and replaced my old light with a new LED on Saturday I cannot believe how well the light works thank you Aviara team and especially thank you Andrew for working so hard thank you

I am saddened to be one of the many people leaving a one star review because of fraudulent charges magically appearing upon moving out. I moved out two days before my lease ended, this was because my father passed away and my family wanted to be close in this time of grieving and to try and salvage some happiness with my family during the holidays. Of course I was in no condition to get the one carpeted room professionally cleaned, as is required by the lease, so I told the building manager to just clean the carpets and send us the bill, as is also allowed in the lease. Days before Christmas we are blind-sided; finding out that on top of the carpet cleaning charges, there were hundreds of dollars of other cleaning required and we are being charged to entirely repaint the apartment, oh alos two extra days of rent?. Of course I responded wanting to see an itemized list of damages or photos or some sort of explanation as to why over $500 dollars of damages needed to be paid for. It took me emailing the person who inspected the apartment, the leasing specialist, and the building manager to finally get a response late Christmas Eve of which was a vague “you are charged for rent until you move out” and “photo in ‘Rent Cafe’”. The move out photos were not posted to my rent cafe, but rather my wifes, so I was not able to see them until I had to get my wife on the night of Christmas Eve to pull up her ‘Rent Cafe’ and see some blurry photos of smudge on the walls that somehow justify entirely repainting the apartment on my dime. It is now the day after christmas, I still haven't heard back from any at Essex as to why I am being fraudulently charged for two days of rent, excessive cleaning, and an entire repaint. All in all, DO NOT rent for any Essex Property.

Wish I didn't have to leave this review, because living at this apartment complex was great, it is well cleaned and modern and so on. Only complaint I had of facilities was garbage and recycling chutes frequently broke down. But it was the leaving where things went wrong. All of a sudden hundreds of dollars of repairs and cleaning charges were charged that, when challenged, were reduced to near zero. Who knows how many people have been scammed out of their hard earned money. Look up Essex Corporation in general and you'll find a lot of reviews and results of this very thing happening. It was a great place to live but be prepared for a fight when you leave for no reason other than a quick buck it seems.

Love it here! Aviara is a beautiful place I've been delighted to call home. They do a tremendous job of providing wonderful and clean amenities; the security of the building and parking garages is excellent; management and staff are responsive and friendly (they respond immediately to any calls, emails or maintenance issues); and the other residents I cross paths with are pleasant and sociable. A word on the amenities here: they are just excellent and really attracted me to want to live here: The gym is well equipped and kept very clean; the large community den is spacious and fully outfitted; and the courtyard is beautiful, complete with an indoor/outdoor fireplace and 2 awesome gas grills for community use. I have lived all over the country - from California to the east coast, mid-west and back - and, candidly, Aviara provides the best quality of life that I have enjoyed in an apartment setting. If you're looking to really live well on Mercer Island I'd encourage anyone to check out Aviara.

How old do I have to be to rent an apartment?

You must be at least 18 years of age to rent an apartment. Any occupants over the age of 18 are required to be pre-screened and added to the lease agreement, regardless of whether they will be paying rent.
