I’ve been living here for 2 years now and I regrettably renewed for another year. The parking situation is beyond ridiculous and I am finally fed up. There are at least 3 vacant apartments in our building now and I still can never find parking. I always have to park at the building next to mine or across the street. I also live on the 3rd floor with my daughter so that adds to the frustration. At first I didn’t mind but for the amount of rent I pay now, you would think parking shouldn’t have to be a problem. I only have continued to renew because I want to stay in the VH area but next year I will gladly move elsewhere.

Property owned by Banner management. I’ve experienced awful management at these locations. Their motto is “People are our priority” but they view tenants and former tenants as nothing but a cash grab

The complex is going down hill. The wiring is out of date and every lamp we plug in flickers constantly. The apartment itself is overly warm to the point where it will be 80+ degrees on the heart of winter and you need to open the windows to cool the place down so that you don's sweat....in the middle of winter!!!. The neighbors are dirty and we have had to have pest control over for roaches several times. Despite management sending out emails telling people not to leave food in the hall or common areas. The neighbors are also noises. Constant screaming kids, running and stomping at all hours. Which no one stops because there are no quiet hours. There is rust in the bathroom and the mettle 1970s closet doors stick. Overall I cannot recommend this location especially at the stupidly high $1300+ rent. - From a verified resident on ApartmentRatings

About the facility- *It was built in the 1970s, identical to Pebbleshire Apartments a few blocks away. *There are 2 very nice parks within a 10 minute walk. *The laundry costs $2.50 to wash, $2.50 to dry = $5/load *The water pipes are old. They require regular maintenance, so water use will be shut off with warning or just break down. *The resident pays water and sewage. ~$40 a month. Pros -Large balcony -the views are beautiful here. -Maintenance crew is great Cons -No amenities, HIGH cost of rent. -Variety of smokers and smells. Careful opening your window. I don't recommend to anyone with asthma. -Units are very old and not well kept up with the times. You won't find an Ethernet port here. You'll find nails coming through the ceiling, painted over outlets that are no longer useful, old door handles that wobble with paint on them, paint on the windows, and old brown carpet with dull grey walls. -Bugs (especially stink bugs that live in the walls year round) -there is no elevator. I don't recommend living on the third floor. After the 10th grocery trip, the stairs get annoying. Especially when moving into the place. -The AC units are old and inefficient. -Rent increases are not justified based on the cost of nearby apartments and how poorly this 50 year old building has been maintained. -The walls and floors are in poor shape. The caulking is molding. -packages go missing frequently. DO NOT order online. Not even food. -This is a noisy neighborhood/building. From children crying to music vibrating throughout the unit and permeating multiple floors. When touring: -Check the outlets, windows and door knobs for Paint -look at the sink. Is it one giant awkward basin? Or is it a normal sink with 2 basins as God intended? -Are the ports painted over? Are they broken? - Does the kitchen cabinets have giant holes in the bottom for no reason when looking up from below? - Are you able to open and shut the entrance door to the unit? Can you lock the door from the inside? They can be sticky! -Are you comfortable with 3-7% annual increase in rent each year? Despite no improvements? I cannot recommend living here. I strongly believe that our money has been genuinely wasted. There are many, MANY better apartment areas. Either for $100s less per month or, the same rent cost but with amenities.
