RENTERS BEWARE!!!!!! Do not rent from this place!!!! If you do, add an additional $400-$500 onto your rental and other fees. Cons- They have MICE, the new heaters/AC units that were installed a year ago are NOT ENERGY EFFICIENT. When we first moved here, they offered us free heat. When they installed these new units, the tenants were not informed that the free heat was discontinuing. Other rental properties offer free heat as an amenity. Your heating/cooling bill will cost you $400-$500 monthly. The only thing that they offered to compensate us with is a one time $50 deduction off of our rent. Not to mention, the expensive rental fees for this dump. They are beginning to rent this place out to ANYBODY. It doesn’t feel safe anymore. The smell of weed is consistently outside, and in our unit. People are constantly running in/out of the building. This place does not feel like it’s in the Lower Merion Township any longer. The ONLY amenity that they offer is a cheap washer and dryer. The washer is always breaking down. Any new material that they will install in the units to remodel them are very cheap and basic, which are easily breakable. Do not be fooled when they specify that the apartments are newly renovated. They are just trying to cover up the slaughter. It needs to be knocked down and built back up from the ground. There is no privacy. The walls are so hollow that you can hear your neighbors talking on the phone, talking to one another, walking up/down the steps, in the basement, and even during intimacy times etc. They will increase your rent for hundreds of dollars during every lease renewal period. People will steal your delivered packages right off of your door step. We have noticed that the tenants are just numbers to them. When we complain, they don’t do anything. We have been here for almost 3 years and there is so much turn over in this place. We were misled and are highly disappointed. Tenants never stay long in this horrific building. . I would not recommend it to any prospective renter. We did not sign up for this. My aunt and uncle are homeowners on this street and they said that the neighbors are beginning to notice the difference since these new owners took over the building. Pros-The maintenance Mgr. José is very nice and experienced, however . we will not be renewing our lease.

Summit Court/Berger Company can’t care less about their residents. You could really tell from the fact that they cannot get the downspout fixed in more than half a year. The middle part of the downspout started to fall out since July 2021. Eventually it came out completely and left the top tip hanging in the wind. Last winter when there was the heavy snow, there was even ice hanging out right above the back doors of 4 units. It was so dangerous that anybody walked by or came out of the backdoors could have been hit by the falling ice! There is no sign or warrant put out by the downspout at that time or later. After I report the emergency to the office, they promised to take care of it asap. I waited another month, nothing happened. In the meanwhile, it was just hanging in the air and swing left and right. When it was raining, the disconnected downspout just pour water right in front of the backdoors. The office manager explained that they have to wait for Peco to put on plastic separator piece on the wire before anybody could replace the downspout. Two weeks ago, the separator piece was finally put on. I was hoping they could finally fix the downspout after 9 MONTHS! No, still nothing happened as of today. Anybody who passes by the backyard of Summit Court, please watch out!
