I've been living here for about a year and a half. By far the best apartment complex I've lived in, in the Lake County area, especially for the price. While it doesn't have some amenities, like a workout room, pool or anything. The price reflects that fairly. It's immediately next to a wonderful park, a walking trail, forest preserve & grocery store. The buildings are older, but well maintained. They are cleaned reguarly and maintenance keeps the grounds clean as well. The office staff has always been very kind and attentive whenever an issue has come up. Someone was not picking up after their dog and they responded quickly. Our AC went out over the summer, they fixed it immediately. One morning on a Sunday there was no hot water and it was fixed within hours. I've even been locked out of my apartment because my dog darted out the door into the hallway during a delivery and the door closed behind me...I was locked out no more than 5 minutes before maintenance kindly unlocked my door for me. The apartment itself is decent too, spacious. Decent sized balcony. Relatively low gas & electricity bill (less than $100 a month combined). We've had no issues with noise at all (granted we are on the 3rd floor, so I'm not sure the same can be said in the units with people above them). Bonus, the 3rd floor apartments have vaulted ceilings. Always enough parking. Laundry can sometimes be tricky, as there are only 2 washers and dryers in each building for 12 units. We've lived here 95% complaint free. Semi-annoying issue we run into is that the recycling is always full. People don't like to break boxes down and the bin isn't that big. And stay clear of the apartments around the playground...The children like to SCREECH from 2PM-8PM every. single. day.

Rent increases about 10 to 20 per month yearly unless you lock in two years. Each building has a laundry room of 2 washers and driers you pay with quarters or an app.
I can't speak to the flooding as we are on the third floor, but I've seen first floor apts with very puddley patios. I believe washer and driers are 1.50 or 1.75 per cycle if I recall correctly. We've liked it enough that we've been here since 2012. The building administrators and maintenance people have always been very nice and responsive to issues and our neighbors have been pretty good. Being right next to a grocery store, forest preserve, and soon to be library are also bonuses. I could nitpick a few things but nothing personally that would dissuade a recommendation.
