On average plan on closing 30 days after applying for your loan or writing a purchase contract. However, certain loans (like renovation loans) might take longer and others might take a little less than 30 days.
Credit reports are good for 120 days. But, that does not mean you can buy a car on day 60! Lenders will often request a credit refresh (a credit update without a credit pull) so it is very important to make sure your bills are paid as agreed and no new debt is opened during the 120 days. Keeping credit card use to a minimum is a must. It is important to let your loan officer know right away of any changes to employment/ income or your financial picture between pre-approval and closing.
It depends on the type of loan: FHA requires 3.5% of the purchase price, Conventional loans require 3-5%, VA & USDA loans allow for 0 down.
