Over priced for what you get. Apartments are older, not too run down but not too upscale- not as spacious as my last one at the same price. But my old apartment also came with an attached garage. Parking here is absurd and parking spaces are also very very small so getting out of the car is always tight. The office does not accept packages if they’re too large for the mailbox and they also don’t get left at our doors so getting large packages is next to impossible. And lastly, the reason I finally decided to write this review. I’ve been having small meetings with three other from my work team in the business center twice a week for about 45 min. We’re very quietly talking and eating some donuts which has been fine until I was told today I’m not allowed to use it for meeting with anyone who isn’t a resident. I’ve lived in so many different apartments in many different states and I’ve always been welcome to use the business center to conduct business that isn’t disturbing anyone. I’ve not seen a single other soul use the business center at all so i know it’s not for the greater good of others. They simply don’t care.

The office here refuses delivery for all tenants’ USPS parcels. When an apartment office starts refusing basic services, you have to ask yourself where else they are cutting corners. If they are too lazy to keep your package in a room while you are at work, what else are they too lazy to do? There are so many red flags here, and this place should be avoided at all costs.

Been living here for 7 years now and in 3 different units/buildings. Amazing area for day to day errands, easy access to 183/MoPac/360, any store you can think of for an errand is within 10 minutes. If you're not renting a "Deluxe" unit, expect the appliances to be very dated. The $75 addon for spectrum internet and TV is cool not to have another bill. Very rarely have outages. In unit laundry hookups is awesome. The office doesn't accept/hold packages, so if you are expecting something from USPS that doesn't fit in the mailbox it will be marked as Refused and returned to sender(at the discretion of the postal worker, rather than deliver to your door as they are supposed to). UPS/FedEx/Amazon all deliver just fine. Zero pest issues across my entire state in the complex across 3 different units (roaches bedbugs etc). Most residents seem to be working adults, so the complex is very quiet at night and I've never had a problem with a loud neighbor. The walls/ceilings are pretty thick. If you're on the first floor you'll hear people walking but other than that nada. The front doors slam hard if you let them swing closed freely. The landscaping crews run leaf blowers all day which is fairly obnoxious. Don't move into 3111 unless they remove the floodlight that bathes the patio in bright LED light rendering it unusable at night and fills the unit with basically daylight. In the winter storm of 2021, the complex did lose power and water for four to five days, but I had no pipes burst, no damage to property, and my unit never fell below 55 degrees inside. Maintenance is pretty speedy, and they are very respectful of your space and time when in the unit. Pretty funny too, Kayla(sp?) is my favorite. I'd definitely recommend living here to anyone new to town. Rents have gotten crazy in general but the increases here have been reasonable and they are open to negotiating. The office staff is very helpful, especially Dana and Jordan.

In my life I moved from apartments to apartments before and the Northland at the arboretum is one of the safest places I have ever lived. It’s a really nice area. Very small miles when it comes to needing necessities and entertainment like the domain or H‑E‑B. The office, management and maintenance team are always on top with their work (not just saying that but I have seen them hustle on the job in person many many times) The environment is very beautiful during the day when I do evening walks from work to get my mind to ease I usually see dears and rabbits. My dad is the maintenance man here in this location and every time I talk to him on the phone it makes me so happy hearing how much he likes to get his work done my dad is in fact a workaholic, but he enjoys the people and his job. He gets nicely along with anybody (as long as you’re nice and maybe have a sense of humor lol) overall I can see that he’s very happy here. All I can say is thank you to the people who live here, and to the staff and management who have been so kind to him, because I just want him to be safe. - his youngest

Is this a good property to walk your pets?

Yes and no. The good is that there's mature trees to walk under. The bad is pet owners don't pick up poop and maintenance doesn't care. Multiple people have put tickets in and it hasn't been handled for over a month. The tiny stretch of grass in front of my neighbors building has 15+ piles of poop along. That's not including the other 10+ piles around other neighboring buildings. You need to be very careful when walking on the grass.

Do USPS packages get delivered to the leasing office, mail cluster or to the apartment door?

USPS delivers to the mail cluster but if the package doesn't fit in the small mailbox then your mail will be returned to sender!! You won't get your mail and you or sender will lose their shipping cost. Once the leasing office ceased to hold packages in the office(July 2022), they had 30 days to get parcel lockers during which time the post office would hold packages. Required by law 1 per every ten residents. USPS sent Northland a certified letter informing them of this requirement. After the 30 days the USPS can't hold. Problem is what are the repercussions if Northland doesn't comply - apparently nothing. This is one of the top reasons why I moving out. The leasing office will not collect larger packages

What are the pool hours? Is it open daily?

6am to 10pm however this summer (2022) there were many weekends where the pool was closed without notice. You may arrive just to find all the gates locked and sometimes the pool will be green.

No, the gates haven't worked in at least a year. Also, the north gate is an exit only. If you plan to live in the north end, understand that you need to go all the way to the south end to enter to get to your apartment

Are there restrooms by the pool?

Not really. They exist but have been locked for months during the pool season. So you'll need to walk all the way back to your apartment to use it. I'd recommend checking that each amenity you're interested in is operational before leasing here because there are many that aren't.
