This place is reasonably priced for living close to West Midtown. I did not renew my lease because they increased my rent and I was getting annoyed with some of the cons of this place. I lived here for 13 months in a 650sqft. un-renovated studio on the first floor. Pros: 1) Never left anything in my car so I never had my car broken into. They hire a security company that imo did a good job. 2) Never saw or heard any violent crime. 3) I had my shower drain back up causing a leak into my closet. Management was quick to respond to get maintenance to fix the issue and have the carpet replaced at their expense. 4) They have a cleaning service clean the common areas like hallways. Cons: 1) Packages that do not fit in a Luxer locker are left in the open. I had packages stolen with no help from the Luxer team or leasing agents. 2) Maintenance crew is friendly. However, I am not sure if they fix things the right way. I asked for my sink to be unclogged 4 times. 3) The walls are thin. One of my neighbors smoked cigarettes and the smell would linger into the hallway and into my room. I complained to the leasing agents but they just gave me an odor eliminator machine. You can’t be in the room when it is on because it harms your health. 4) People leave their trash in hallways, stairways, and outside. Trash left in hallways allowed flys and other insects to get into my room. Management says they fine people that leave out their trash but I have never heard of them following suit. 5) Leasing agents have changed twice in the one year I have been here. They definitely have improved. 6) The parking services company called Professional Parking Management gives out parking tickets and takes them away. My guest was registered to park in a guest spot. No ticket was posted on their window. 1 month later my guest gets a letter in the mail saying they did not pay a parking ticket they never received. Leasing agents weren't helpful and parking services unresponsive. Look up the towing service. They have terrible reviews and lawsuits against them. The issue was resolved after 3 months. 7) Residents do not pick up their pet’s waste. Causes the exterior and interior like elevators and stairwells to smell of feces and attract pests. 8) Door handles into buildings and especially on rooftop accesses are broken. They were never fixed the time I lived there. 9) I had black mold growing in my bathroom, but thankfully no where else. It took me 6 months of complaining for Avana Westside to just re-culk my shower. I have been through a shower curtain a month to prevent it from growing elsewhere. 10) Verizon users on the first floor can not use their phone service at Avana Westside. The only way to send messages and make calls is through wifi. 11) Ask the leasing agents questions about your lease. The lease states that you will not be charged for cleaning as long as you leave the place in a reasonably clean condition. When you move out the leasing agents say you could possibly be charged for major cleaning (e.g. bad stains) but do not know until their cleaning service goes through your unit. It did not make sense to me that during the walk through I could at least be told that I would be charged for something whether the leasing agent could tell me on the spot the cost or not. Thankfully I wasn't charged because I deep cleaned my unit.

Giving a 4 star because I don't have experience actually living here but the apartments themselves are very nice and at the time of a second visit only Jamila was available to do the tour. She was very accommodating and went above and beyond for us as walk ins despite her being the only one working that day and with appointments following right behind our tour. She didn't have to do half the things she did but she wanted to make sure Avana would be at the top of our list for a new home consideration. Thank you Jamila

I just moved in about a month ago, today I went to collect a oversized package from the package room , Rodney from maintenance saw me struggling with the heavy box outside and instantly carried it for me all the way to my unit! Such a relief , so glad he was there to help me!!!!!!
