We have been here almost a year now and within the first few months of living here the rent jumped up fifty dollars a month. Now they are adding a 15 dollar a month fee for trash service that per the lease is supposed to be included. It's really hard for those of us who are on a budget which I would say is 95 percent of those living in mobile homes. It's scary because it's not easy just to up and move your home so there's not much you can do if they keep increasing the lot rent. The well water is also shut off for leaks or repairs several times a month and smells awful. Edited to add that there's been yet another rent increase of thirty dollars.

When we first moved in 2 1/2 years ago the lot rent was 330$, as of today the rent is going up to 485$, most of these people are on a fixed income an cant afford it. They say trash is included in rent but just started charging 15$ more a minth for trash pick up. Also stated we have to have 32 gallon trash cans or larger, if not a 50$ fine….50$ fine!!!!!! If your grass and weeds get a little to hugh 50$ fine!!!! Not to mention the water has had air in it heavily for the past almost 5 months. These people are greedy. Its starting to become an HOA honestly.

I really did enjoy it here. They have ran off one of the best matience workers they could have had. Everything is now chaotic and I fear for my children and my safety in the mornings and afternoons when I have to walk my daughter to the bus stop. Very ill lit in the mornings and people will fly around corners. I've nearly been ran over on so many occasions I can't even count. Brought it up to management but they can't seem to figure out a solution nor seem to care for anyone's safety.

The place is quiet, but lot rent goes up every 8 months at a rate of $40-$50. People who stay in mobile homes are not wealthy. If you plan on financing a mobile home in this community, you are better off buying a decent home where you own the land. Bus stop is hectic. The members of the community have no respect for you or your kids safety in the morning or afternoon at the designated bus stop area. They will try to rush around you before the bus actually stops creating a very unsafe situation. I have also had drunk drivers stuck in my yard. As well as things get stolen. Update: lot rent hasn't gone up since the review was originally posted, but the bus stop is worse than ever. They are however trying to implement fines for untidiness.

Hey guy I apologize you're having issues with contacting someone. I happen to be the maintenance supervisor if y'all see me around the park you can ask me whatever you need too. I actually live in the park as well but my work hour are 8-4 Monday through Friday.
Not sure about this MHP but Hillcrest (right off of 321) has one 2 bedroom home for $700 a month.
I would call the office to see. There are many RV's here.

Yes they do have camping sites available 50 amp service a lot rent is $509 and you may have small dogs
Hey man I'm Josh the maintenance supervisor at lake Wylie mobile home park and sorry but at this park all trailers are owned by the residents. They pay a lot rent but check in frequently and we sometimes have some that come up for sale, for fairly cheap.
What rent was 580 but I'm not sure if they went up some I know for sure there's one or two double wides in here

They don't provide WIFI but you can get it through Spectrum and AT&T. I have a $20 per month plan that works great and would for what you'd need..
I'm not sure about the pet policy for RV's, but there is a deposit and size limits for pets in the mobile homes.
Your rent covers up to $100 per month electric if paying for an RV site.
