The property itself (the apartment, office staff, leasing office, gym, pool) and location are great. I would happily pay $1100/month to live here (that's what the last management company quoted me at on paper while I was signing my lease. All of a sudden they switched companies, lost my application in the process, and wouldn't honor the quote). I ended up moving in at $1400/month which I thought was a little too high, but didn't have anywhere else to go at the time to live comfortably with a medium sized dog (the dog park, though, is a no go... muddy, waste land mines, and the bottom of the fence isn't secure so I've had dogs bust through the bottom to get to mine while we were walking on the sidewalk. Very dangerous for all). Just one year later, I was looking at renewing for $1600/month. When I received this notice, the market price for the same apartment I was in was $2300/month on the website, a 60% price hike. Unfortunately, there aren't a whole lot of other places allowing dogs to choose from in this area so they can get away with gouging people in rent. Something is ethically wrong with Banyan. There is no justification for charging new or existing clean and quiet tenants $2300/month for two rooms (total.... not bedrooms, just a living space and one bedroom) that they won't even own in the end, even with a "luxury" title slapped on. All of these numbers are BEFORE pet fee and all utilities. For utilities, I was paying an insane amount in electric to heat 800 square feet at a balmy 63° last winter. After all of this, I kept an eye on the market prices for these apartments and they would fluctuate. I have rented at 3 other places, and have never even seen a place that changes the rates monthly or more, all 3 of my other rentals didn't even change rates annually... It is a gamble if you're signing at a good price or not. Long story short, for the price it is to live here, you could literally pay two mortgages monthly with room to spare. Save yourself the anxiety and financial ruin and just save, save, save, buy yourself a whole house (or two), or maybe a freakin $.5mil mansion. My advice is plan to move in a year's time (I was hoping to have stayed for 5), and don't make my mistake. Start looking early before you get screwed into "market price" if you can't find another place in time.

I just want to embody the essence of the complex and the people that live here :) such class!!! Such exquisite behavior! I guess you don’t have to learn how to park, owning a truck must make you exempt against learning how to park like everyone else.
