What advice do you give to consumers who are considering hiring an appraiser on a cash purchase?

Hi Rachel, thanks for your question! It's a great one! I absolutely and highly recommend that purchasers hire a good appraiser even though they may be paying all cash for a home. Just because an appraisal may not be required since there is not a bank involved, this does not mean that knowing the real market value doesn't matter. In fact, it matters even more than when bank financing is involved. Let em explain: when bank financing is involved, the buyer is using the bank's money to purchase the home in the hope that the value of the home will increase over time. When a buyer uses their own cash to buy a home, they are taking that cash out of one investment in the hope that the new investment, in this case the house being purchased, will be worth more in the future than that same cash would be worth in another investment. An appraisal at the time of purchase let's the buyer know if the investment they're making is actually a better investment of their cash than another investment.

The cost of an appraisal will depend on a variety of factors that usually include: the purpose of the appraisal (purchase, refinance, divorce, settling an estate, before listing your home for sale, etc.), the specific location, the size of the home being appraised, the complexity of the appraisal, and the specific requirements of the client requesting the appraisal. A 'typical' appraisal for lending purposes ranges from around $350 to $500, again, depending on the factors mentioned above. Appraisals for 'high end' homes or Jumbo loans will range from $600 to $1500 or more depending on size and complexity. The best thing to do is call an appraiser and discuss the details and your specific needs regarding the appraisal process.
