Worse people in the office. I pay my ground rent. Goes up 40.00 every year. They do nothing in there contract, I pay my rent for my home to sit on. Every few months goes to another place. They file court papers saying I don't. But the dismiss the case day day of court. Then attach legal fees. This has been going on for a year now. Needs to stop. Show them the canceled checks still ignore my calls & proof. Trying to find a house, never thought they would pull fraud. Do this to 16 others. I wouldn't rent from them. Your rent goes up every year

We’re younger than a lot of the people that tend to live here, so we might have a little less tolerance than some other people that live here, but, anyways. Rent increases every year with nothing to show for it, and they don’t even offer recycling. These were not disclosed to us at signing, despite them arguing with us about it. They say that they “have never seen the rent increase by more than $50 a year”. This actually just means that it increases by $50 a year every year with no cap stated in the contract. They also say that you get to do what you want with your property despite the rental model, but they actually do seasonal property checks where they make sure that everything is actually to their own liking instead of yours. They run entirely by HOA rules in everything but name. I would like to rate this place higher, as the people in the community are pretty nice and the area is quiet, but the property managers just come off as a bit deceitful, despite some nice interactions with some of them, and way too focused on making more and more money rather than serving the community beyond just setting up a tiny gym with a couple of old treadmills that you always have to keep clean yourself and mowing the grass at the pretty barren park. Feral cats also run pretty rampant around the neighborhood and tear at your siding to get under your house, which you are responsible for despite them not wanting to do anything about the cats. Overall, just a kind of negative experience here. Just buy a regular house somewhere else, I would recommend.

I’m happy my family and I decided to go with Williams estates and peppermint woods bc they made our experience a happy one. We were promised a home in the park only to have it sold right out from under us, the day before we were to put our down payment on it. So when we took it up to the office, only then did we find out. In addition, Tamika refused to talk to me whenever I called to get information on our application. Every time I called, she was in a meeting or busy and I called every day. She wouldn't even tell us that the home was sold, another woman had to tell us. We could tell she was embarrassed or felt bad. That is not the way to run any place.

They are putting storage facilities there according to the construction workers not part of Williams estate/ peppermint woods
Well that's incorrect I live blocks from it at farm store multiple times daily spoken with Forman/Contractor boss and it storage plus the footprint would be smaller then the current Carroll Island Walmart they only building bigger stores not smaller ones, that can be seen easily on Google maps satellite view its not a 100 yards wide where the parking lot going, but that's who told me that it was storage and when looked at permits not industrial/business not public shopping or houseing.
Hmmmm, maybe send a letter with your ground rent. Not sure the office is the right place. They only collect the house payment.
Way to high run away there rasieing it another 37$ month this year it should be in the 760-775$ range (only because they removed a 20$ tax 2020 it will be close 800$ mortgage amounts for nothing)There are alot of people looking to rent or roommate. New residents will start at 750 Williams estate side and 775 on peppermint woods side. Moved in 3 years ago the least it has been raised was 22$ a month first year then 30$ and when my rent goes up Oct be 42$ by 2020 they want all the lots to be between 800 and 825 they do nothing here for the money your paying but plow streets and waste money on money in dog park covered in pooh and pee. Go to biscayne bay trailer or 825$ darn close to mortgage that be best way. In my opinion. There trying to clear us out for workers building outlets on rt40 by Costco stay clear check behind Costco too for much better ground rent and those prices are saying you out right bought your trailer otherwise add that to 750 plus 20 35 a month water bill.
They do but its usually all booked by residents
You have to buy them, they do however have some that are fixer uppers that aren't so expensive that people forfeited or lost. You can always call the leasing office and speak to them and ask for a list of homes and ask about their auctioned homes those are the ones that are usually cheap to purchase.
