Yes, yes, yes! Negotiation is something that I love! One of my jobs as a Realtor is to negotiate for my clients ultimately keeping or making as much money in their pockets as possible. Some people and agents are afraid of negotiations…don’t be.
Agents usually only get paid when a house sells at closing, from the proceeds of the sale. Typical commission is around 6%, but, they may have a minimum for a low projected selling price. The commissions are typically split 50/50 between Buyer Agent and Seller Agent. Then Buyers Agent and Sellers Agent split again with their Brokers…commonly also 50/50. Whats left covers expenses, taxes & profits.
Yes, assessments are done by tax assessors who are paid to find value that can be taxed. They typically only do a drive-by of the house and have no idea whats inside. The market value is a price for the home that is agreed upon by a Buyer and Seller. A good Realtor can do an analysis that can predict the market value based on other homes that have sold in the area.
The value of your home depends on many factors like location, maintenance, size, amenities, etc. It is important to get an objective assessment of your house, an assessment that isn’t influenced by emotion. As a Realtor, I would be happy to help you with this.
The time it takes to sell your home is influenced by many things like the real estate market, price for the home, type of home, maintenance of the home, school district, etc. You could list two houses for sale on the same street and one could sell overnight and the other could take weeks. A good house that’s listed right may take 4-6 weeks to go under contract and take several more weeks to close.
Ordering a home inspection before listing your home for sale isn’t a bad idea. Most Buyers will have a home inspection done and they will look for ways to negotiate. If you get an inspection, you will be able to correct any issues before they become known.
Home Buyers are paying attention to every little detail and looking for reasons to walk away or negotiate a lower price. You will want to create a list of all the little details that you can easily fix…broken or mission switch plates, painting a room, repairing a wall. If Buyers see some small things, they will start looking harder! Also, minimize knickknacks and furniture. Your Realtor can help you prepare.
