You have a few ways you can sell your home: Sell it as is to an investor - cash buyer Sell it "For Sale By Owner" Or hire a real estate agent to list it on the multiple listing service. IF YOU WANT THE HIGHEST SALES PRICE, the best thing to do is to hire a REALTOR. I can come up with a customized sales strategy to MAXIMIZE YOUR PROFIT. If selling fast is important and you don't want to show the home to multiple potential buyers, than an investor can buy it cash, but please know, that it will be way below the market value of the home, so you might leave a lot of money on the table. If you can think you got what it takes to sell it on your own, you can put a sign in your yard and post the listing online yourself. If you have sold a few homes before, you may succeed just fine but be aware that many real estate agents will pose as "I just want to help" hoping that you can't sell it, and then they can get the listing. This is a tricky question because it depends on the type of market we are in. You can sell it in just a few days in a seller market if YOU WANT THE HIGHEST SALES PRICE. You may probably need to prepare the home for showings, meaning that you will have to declutter, clean and stage the home for a MAXIMUM RETURN. You can usually close in 25-30 days. If you don't want to do all that, then you can sell it to a cash buyer, and investor who will buyer it UNDER MARKET VALUE (what they usually call fair market value), and turn around and sell it again. In most cases you don't need to do any repairs and there iare no showings, and you may close in as little as 10-14 days. The case may be different in a buyers' market when there are too many homes on the market and not enough buyers.
