Please pay attention to the 1 star reviews! This company wants to scam, they will take your application fee and administrative fee of over 300 dollars and deny you your refund if they deny you the apartment. If you go to their website and hit the terms and conditions it says you are eligible for a refund. Now they are saying that the applicant has falsified information which gives them the loophole of not returning your money. However, I haven't falsified anything. I've provided pay stubs, offer letters from jobs, and my paid in full letter from a debt collection. More information than the even asked for, they can EASILY contact these institutions and verify that the information provided to them has not been falsified. Luckily for me I know I didn't falsify information and based on their unwillingness to refund me I can take them to small claims court which would cost them more than the application fee + administrative fee. If you're willing to go through all that then go for it, otherwise BEWARE. Update: they gave me a refund of the admin fee but sent it to the wrong address after giving them the proper address multiple times. It's probably out of pettiness, honestly **** this team and community. Response to the Response: You guys are already sending very dry email responses which ceased this morning at 10:01 am. No applicants under "Soto"? You all told me "Transunion would have to tell you why" meanwhile the TransUnion letter says to contact Veranda and didn't even say anything about "falsified" documents. I'm fully prepared to fight this off principal. I dont even want to live here anymore. But I have no felonies/misdemeanors, no evictions or apartment debts, credit score 100s of points above the threshold, and make THREE times the pay of the rent instead of the necessary two times. You all are calling "falsified documents" to keep 300 dollars and it's stupid.

There’s break in and robbery’s often and I don’t see any signs or notifications alerting tenants. I have family at the property and it seems nice. Even considered signing a lease, but gates are usually broken which allows anyone to access the property. About a month ago now, after several robberies were reported and tenants were talking amongst themselves, my mother( whom i came to visit) was robbed for her purse on a normal stroll through the property during the middle of the day about 4 pm. Nothing has been done since then, I believe the only thing that was said was a police report needed to be filed and the matter would be handled through them. My concern is, how would the rest of the property know and will there be any security patrolling the property in the days to come? Not just at night but ESPECIALLY during the day. It’s more dangerous to NOT inform tenants than it is to tell them and have them alert and aware. Will update as progress is made with police report.

Literally run. Don’t. I’ve never been so frustrated about living somewhere and I’ve lived in MANY places. The only good thing about this place is the maintenance, they’re on top of the requests but the managers here are useless. Plus I pay an extra $200-$250 on top of the actual rent in “fees” like sewage and water. But yet my AC goes out after dark (not my fault) and they won’t come fix it.

The toilets should have been brand new due to the fact both toilets have mildew and the the screws that hold the toilet have rusted so bad it is cracking apart. Big red spot on the kitchen floor, floor should of been changed out.

If you need to talk to the Office, forget it. They never answer your call. Only answer machine. And worse, if you call after closed, for EMERGENCY you will hear music for at least 10 minutes and if they answer, they will not solve your case. Believe me. I live here for 5 years.
