Rebecca is a fierce advocate. She met us, undaunted, in rain, sleet, and blizzard. She sent emails and texts at all hours of the day and night; she always made time for us, and is so clearly devoted to customers that I feel sorry for those who don't get to experience that kind of next-level service. On top of this level of service, we toted along our two young daughters to all of the showings, and they just loved Rebecca. She was kind, fun, and always brought a smile to their faces. After all, trusting someone to help you find your HOME really is a family endeavor. She got us into houses before they were on the market, she went with us to Open Houses, she got us in on the first-day nearly always, she was/is always upbeat and pleasant, and had sage, crafty advice for how to write an offer that would be accepted. We beat out seven other offers thanks to her suggestions. We have used her two other times since. We had a property that was going to attract a lot of lowballers and Rebecca sold it quietly, through her own network. We had a higher-end property that stayed on the market longer than we hoped but Rebecca was always upbeat, advising, encouraging, studying the market to let us know how to respond, and ultimately got us multiple offers when we least expected it. You want a true professional that's smart and dedicated? You couldn't do better than to call Rebecca.

I can not say enough wonderful things about Rebecca Diamond's skill and caring as a real estate agent. I thought about putting my house on the market right before the beginning of the Covid Pandemic. Rebecca advised me to put a hold on showings and the house was off the market until we were ready to show the house. In the time between first deciding to sell and finding the right market opportunity, she thoroughly advised us on staging and prep. Her input was invaluable. We had an open house on Saturday in which 35+ people came. The house went on the market on a Monday and I had a multiple offers and a signed agreement of sale by the following Tuesday. Every realtor that I've ever worked with has worked to my satisfaction and generally been very professional (there are a couple of horrific exceptions, realtors with big teams, but I digress). Rebecca goes/went beyond my satisfaction. When the market produced multiple offers, which she deftly and aggressively negotiated, my house was set to sell for $50,000 over asking. Not to take anything away from Rebecca, but that was normal for the market at the time. I was totally satisfied with that. But here's the difference: Rebecca thought she could get more, and so she did. THAT's what makes her superb; she doesn't just accept, even if you're already happy with the results, she doesn't rest, until she has gotten the very best that the market has to offer her clients. She evaluates the situation based on the market and the personalities and then she dodges, weaves, and waves her magic wand or whatever she does and....presto...you're blown away. And, she communicates...always answers questions and returns communication in a timely manner...she even gives a guarantee to that effect, which is unique. I have worked with many realtors in the last 30 years but (knock wood) I never need to find another one.

It depends on a multitude of factors, varying with each buyer and with each house. I like to find out what's important to the Seller and structure my buyers' offer around that, IF it works for them, for starters. I have many tricks up my sleeve, but their deployment or not depends on deep conversations with my buyers.
It is true that the commission change is not great, but this misses the point. A Realtor's business comes from happy customers and their referrals. No Realtor can stay in business if they do not have clients who feel that their best interests were consistently represented and that their Realtor worked hard from their heart to get them the best price and terms possible.
Realtors don't determine the list price. It's your house, you will be the one to decide. My practice is to give you the tools you need to do that and review them with you – overall market conditions, comparable sales data, and statistical analysis. I will guide you toward an informed, intelligent decision that positions your home for success.
Everyone's needs and desires are different. I have an extensive marketing plan that I customize for each house and each family.
Spring is certainly the most popular time to list, and with that comes more competition. The best time for you, is when you are READY.
