I am so grateful for the truthful post and photos of this place. This is a terrible way to treat tenants. Thank you for the insight of this place. My husband and I are definitely not going to look at this place any further.

The complex looks nice from the outside. The office staff is nice. The playground and basketball court are maintained. And washer & dryers are already installed in the apartments. Okay that’s all the positives I have. The walls & ceilings are VERY thin. The inside of these apartments are poorly designed (at least the 1 bedrooms are). The gate has never worked in the 3 years I lived here. The pool is open half the time. There is no towing company so if someone parks in your paid parking - you’re screwed. These apartments are over priced for what you get. And again the walls and ceilings are very thin. You hear your neighbors conversations and upstairs neighbors walking and dog running around. The dumpster area is full of furniture that the management/ground keeper will not haul off.

I appreciate Allied management company for reaching out with reviews and responses but the issues would need to be addressed with the owner. Not the incompetent manager that is hiding the issues and responding with generic replies. This is my home and I’m severely upset at the breach of contract shown by the representatives of this property. I know nothing will come from this, I will be told to look for an email or visit the office. I would visit the office if your manager Sylvia would care enough to listen to concerns of residents paying almost $2000/month. Instead we are brushed off and hurried out of the office when/if we get the opportunity for the manager to be present. The security gates have not worked the entirety of my lease yet this place is listed as a gated community. I have received 4 different emails stating the gates would be fixed with them never being operational. (We are charged a premium for living in a gated complex, but the gates have never worked) Pet areas and grounds are not properly maintained. I have a time lapse of 3 months showing the pet waste garbage has not been emptied in 3 months! It is note overflowing into the pet area. Causing people to allow their animals to relieve themselves across the grounds. (We are charged monthly for trash fees) Old furniture is littered around EVERY dumpster; couches, beds, frames, tv stands and then you allow it to get rained on to stink and rot. Trash is littering the breezeways and stairwells, but we will receive a fine if there is anything other than outside approved furniture on our patios. (We are charged monthly for trash fees) Grounds are collapsing at the sidewalks with some voids being over 12” deep creating hazards for kids and elderly residents. Upstairs guest bathrooms have zero water pressure for showers and was told by management and I quote “That’s a city issue you should have been aware of before leasing your apartment.” Work orders go months without being completed, but will get an email the same day stating it was completed. Personally I had a work order I had to reopen 6 times over 10 months before the drywall was installed yet never properly taped or textured before being painted. Being intimidated and reminded that the resident is not needed here as our apartments are pre leased years in advance. Now with all that we’re being forced a rent increase of 5% which bring a 3 bedroom with included water, sewer and all other fees to around $2000 monthly. Which is unjustified for the consistent neglect of the property. While being told it’s due to Dallas County pricing. We do not reside in Dallas county. This property’s revenue is around $250,000/month and the current management team is driving it to the ground while intimidating and using scare tactics on current residents to pay any cost or face consequences. Unless you can get me someone who cares about the residents who call this place home then I’m sorry, no you can’t help me or the many other residents suffering at the hands of the manager. You have seen the reviews over the last few months and obviously something is wrong. The turnover rate is increasingly high. The apartments themselves are fantastic with the modern layout and stainless appliances, but the way it is being ran is causing this to become an undesirable place to call home.

The smallest units they lease are 1 bedrooms and no utilities are not included. Each tenant pays their own utilities for each unit leased.
