I cannot in good faith recommend this management company. If I could leave zero stars I would. This company does nothing to resolve issues unless it is to maintain or resolve issues they find most important. Their issues regarding landscaping and architectural concerns take precedence over individual residential issues. To address the neighbor in violation of the rules and regulations customer service requested I submit a violation form and photos. Since that initial request, customer service has received four violation forms and photos (not the same photos over to show it is an ongoing unresolved issue). The management company has done nothing to resolve the issue regarding the neighbor which has been an ongoing issue for over a year since moving in. The neighbor is clearly in violation of the rules and regulations. The management company each time I have followed up states it has been forwarded to the property manager. No actions have been taken to resolve the neighbor in violation of the rules and regulations. The issue continues to go unresolved. It has been five months. It is clear that the management company and the property managers do not enforce all the rules and regulations equally for each individual resident in the properties they managed. If you want each resident to be held accountable to follow the rules that should be enforced properly - it is better to find other places of residence to live. Updated review, management still has done nothing since May. In response to my reviewing their company, they request me to provide my personal information for them to research the situation. They won't do anything upon my providing my personal information. In fact, they have received my personal information five different times in the violation forms, emails to customer care, and phone calls. Still fail to do anything.

2nd UPDATE 8/30/22: thank you for coming out quickly to look at an issue involving multiple floors having a clog in the drainage pipe for a/c furnaces. The maintenance was very honest and very helpful and im grateful. It sounds like the issue stemmed from prior maintenance though utilizing "elbow pvc" pipes that collected sediment and unfortunately this isn't the first time we've had this issue. It has been an ongoing issue over the last few years that caused flooding in the laundry rooms of all 3 units. On this visit ACM made a horizontal cut into a vertical pipe (in my unit) that runs through all 3 units to check for a clog and were not able to detect one coming from me so they resealed the pipe. At the time when the flooding was noticed years ago, it resulted in me having to purchase a new a/c and furnace believing I had caused the damage somehow. After asking the ACM maintenance, "is there anything ive done to cause this? Or anything i could have done differently to prevent it?" I was told "no". So, I want to increase the review by 1 star for the rapid and honest response by your maintenance but i also want to leave it because it seems like the problem may have stemmed from an old job. Overall i think previous mistakes are being addressed, and worked to be rectified and that means a lot. I think you guys have your work cut out for you, but your heading the right direction. Thank you. UPDATE: a couple weeks after receiving the response from someone monitoring reviews, a contractor was out to assess damage. A couple weeks after that, (today March 1st 2022) it was repaired. Thank you. I will continue to update my review in the future because it feels like they're listening and responding much better. There was an unfortunate incident that occurred this week with a resident that passed and when they learned about it they acted very quickly and effectively (less than 24 hours) and tactfully to assist. The company you hired did a great job for this work and I have personal experience in that business. I don't like that it comes to leaving a review but I will say im glad with the changes im seeing and I do look forward to gradually increasing this rating. Thank you. PREVIOUSLY POSTED- UNEDITED Been living with this association for over 8 years. I wish I had something nice to say. Dont expect your problems to be resolved quickly, don't expect updates from them either, the only communication you'll get is "the property manager will get back to you".But they don't.... you have to go in twice to the office, send a dozen emails with photos, call a dozen times, and 1 year later they'll finally put you on the phone with the manager after you go to their office again. But she'll tell you that it can't be resolved until the weather gets better after you watched a repair being completed on the exterior for a different problem 3 days prior... now I can expect a call in the next 7-10 business days from the foreman.... February 2nd is marked on my calendar to follow up... who wants to bet il be updating this February 2nd that they haven't gotten back to me?

I worked with Raquel Ramos at ACM and she was great to work with and very helpful in resolving the issue. I can't say that about others working there. Some are not very helpful and rude on the phone. As if we are trouble to them. We pay them not the other way around. They do need to do a better job in improving customer service and training their staff to be nicer on the phone. Most working there are not nice and rude and just punt the issue to the owner and say it's the owner's problem without helping to come up with a solution or at least trying to help. Raquel is the exeption to the rule hands down.

As the President of our association for 2 years, I was involved in bring them onboard, the onboarding process, day-to-day communication, and renegotiation of our contract at the end of the initial term. Their customer service/back office is only OK, but if you have a good property manager, like we had, they can make up for deficiencies. 3 stars because our property manager recently left (Sorry to see you go Terry!) and since then our association has not received the required attention and our backlog of items needing attention is growing significantly. Also wanted to recognize Tom Skewers who made the renegotiation process easy and painless despite needing some changes to the contract.
