Standard income requirement is 40 times the monthly rent asked for the unit. This means that the yearly income of all applicants, including guarantors, must sum up to at least 40 times the monthly rent of a unit. A solid credit score would hover in the 650 range. This is all a case by case situation.
Yes. In order for the processing of your application to take place, a fee of $100 per applicant is required. Those using guarantors must fill out guarantor application and charged the $100 application fee as well.
We need an application filled for each tenant that plans to be on the lease. If you are applying with a guarantor, the guarantor application must be filled as well. For each application to be processed, there is a fee of $100 per applicant (including guarantors). Secondly, we need credit card form(s) filled. If applicants want to pay with different cards, a separate credit card form must be filled out.This grants us your permission to charge for your application fee and other future transactions you approve. Lastly, the following documents should be made readily available to provide for the application: 1. Letter of Employment 2. Government Issued ID 3. 2 (possibly 3 depending on management company) recent pay stubs 4. W2 ,10-99 Tax return forms (specifically the pages showing yearly income) 5. 2 (possibly 3 depending on management company) recent separate bank statements
