Gate-Way needs a property manager who actually cares about residents and the property. I’ve been here for 3 years and it keeps getting worse. Nothing is updated, all repairs made to the apartment are half done. Whenever we get competent maintenance personnel they’re run off by the property manager. Honestly the assistant manager should be running this place. She’s always friendly and listens to concerns. The majority of the units are water damaged, you can hear your neighbors, parking lots are full of trash, the park is not maintained, residents are allowed to cause major disturbances, appliances don’t work, they don’t paint prior to move in, carpet is cheap and laid on dirty padding/floors, my kitchen floor was laid over the previous one. I only moved here and stayed as housing is hard to find. Tenants should have rights, but they don’t. Reading other reviews that are 5 star I am going to assume they got rent credits or something. No true resident likes the majority of the the office staff especially the property manager, not even her own staff. The turn over rate for maintenance is crazy because she don’t like for them to make sound repairs or replace things that need replacing. It’s more about her profit sharing then it is about the residents and property.

Yeah only 2 buildings, which equals out to 16 townhomes compared to the numerous other buildings they have.

I can tell you personally I had my townhome flood out and they didn’t properly address the issue. If you’re interested, I still have the videos of it raining from the second story into my main floor. Do yourself a favor and go read my review.
No, there are no basements.
There is a flat monthly utility fee for gas/water/sewer/trash. Residents are responsible for electric bill. These are sub-metered and the bill that arrives to you are your actual usage.
