Issa is the most knowledgeable and professional broker I have met. She is constantly in communication and looking for ways to safe money to his customers. If you want your loan to close with the best terms, she will make it happen. Her sense of attention to detail and customer data protection brings her to another level.

After a horrible experience with a realtor that didn't care about what I was looking for or the fact that it was my first time buying a house, a friend of the family recommended Issa Velez. From day one I felt comfortable taking my time to decide after a showing whether it was a home I wanted to make an offer on. I didn't feel rushed or forced to hurry and make an offer like my previous experience. I really loved how Issa took her time explaining every step on the progress, what to expect, and the best way to submit a strong offer. There were so many times after a showing , that I would decide it wasn't what I was looking for, and her reply would always be an encouraging, "Don't worry, your house is out there and we're going to find it". The times I would decide I wanted to put in an offer, she was always so quick to get the contract in, and is always very persistent when following up with the seller. This was nice since waiting for a response was always very stressful, so the updates I would get from her helped a lot. Throughout the pandemic, the countless back and forth showings, and bidding wars, she's always be so helpful, knowledgeable, and most importantly positive. She's someone I trust and truly admire for the passion she puts into her clients. I'm so happy to have found my new home, but I've also gained a wonderful friend out of Issa. I honestly would have given up my house search a year ago, if it wasn't for her. Realtors are a dime a dozen, but having someone with knowledge and experience in the field is definitely a better experience, and Issa is absolutely one of the best in the business. And even more important, she cares about you.

I had the honor of having Issa Velez to help me through the process of finding & buying my home. She went out of her way to make me feel confident and comfortable, worked around my schedule and quickly put together showings and listened to ALL of my needs. Being a Mortgage Broker as well, she took care of making sure I had the best deal possible!!! All paperwork and documentation required was clear, I had no hiccups or set backs, and she is EXTREMELY KNOWLEDGEABLE in her industry and in her work. This is gold!!! In no more than a couple of weeks, I went from starting to look from a home to having moved in, the clear to close came in less than 2 weeks! The entire process was incredibly FAST and efficient. Absolutely priceless to have her on your side when making a big life purchase like getting a home!! Not only that but on closing day she went above and beyond, and had this sign put in the front yard, which made it an even more touching and incredible experience! Issa is honest, genuine & I felt I could ask her any questions when I didn’t quite understand something. Thanks to her the process was so easy, well communicated and an absolute excellent, stress free experience!! I would HIGHLY RECOMMEND Issa Velez for your mortgages & for anyone looking to buy a home!

Questions & Answers

When does it make sense to refinance?

Usually, people refinance to save money, either by obtaining a lower interest rate, by reducing the term of the loan, or refinancing out of mortgage insurance with rising property values. Refinancing is also a way to convert an adjustable loan to a fixed loan or to consolidate debts.

What is the difference between a mortgage broker and a lender?

A mortgage broker counsels you on the loans available from different wholesalers, takes your application and usually processes the loan, which involves putting together the complete file of information about your transaction, including the credit report, appraisal, verification of your employment and assets and so on. When the file is complete, but sometimes sooner, the lender "underwrites" the loan, which means deciding whether you are an acceptable risk.

What is the difference between a pre-qualification and a pre-approval?

Pre-qualification is a lender's judgment of your ability to make payments on your mortgage, based on your verbal statement of income, assets and employment history. Pre-approval is the underwriting decision that you are conditionally qualified and is subject to the lender's review of your completed application, verification of your income, assets, employment history, credit check, appraisal and other determining factors.

What is an escrow account?

An escrow account is set up by the lender to collect monthly payments for property taxes, homeowner’s insurance and possibly other items in addition to a borrower’s mortgage payment. The lender then pays these bills on the borrower’s behalf when payment is due. Some lenders may charge you a higher interest rate to avoid the escrow account.

What is Mortgage Insurance?

Mortgage insurance is paid monthly with a borrower’s mortgage payment. It protects lenders against taking a financial loss if the borrower stops making payments. Mortgage insurance is required on mortgage programs that require little or no down payment and the lender's exposure is greater than 80% of the purchase price or appraised value, whichever is less.
