I haven’t yet moved in yet but the leasing agent Christina was such a doll. She’s very professional and she answered every question I had. The grounds were clean and the club house and theater were way past my expectations. This place is definitely high on my list

I looked at a lot of reviews of this place prior to moving here. The agent made it clear that they were a new management company and were looking to make a lot of changes. So far so good. There are some things that still need adjusting, but my experience has been positive. My agent Kemi Fasakin was professional and responsive. The staff here has been great. With this new management company in place, I'd definitely recommend moving here.

There are several ways that you can pay your rent. · Pay with a personal check, cashier’s check or money orders. · Pay with a check online through our online resident portal. *This option does NOT cost a convenience fee. · Pay with a credit or debit card online through our online resident portal *This option does cost a convenience fee.
· Rent is considered late on the 4th and any time after. There is a late fee charged to your account of 10% of the gross monthly rent if paid after the 3rd. If late, rent must be paid with certified funds with either a cashier’s check or money orders and would be brought into the office with late fees included.
· Rent is due on the 1st of every month; however, we accept rent until the 3rd with no late fees.
· There is a member of maintenance on call 24/7 for maintenance emergencies.
Smoking is not allowed within the apartment interiors · We are a drug-free housing community.
· We do not allow boats, jet skis, trailers, pods, etc… to be stored on the property.
· No, resident parking is off street. There are private garages available to rent.
· There are garages available to rent for additional charges monthly.
· AT&T or Comcast are the providers for the cable/internet/phone.
· The utilities are not included. · The water/sewer is billed monthly and is based of the square footage/occupants. You would pay the property that bill with your monthly rent payment. · You would put electricity in your name and you would pay the power company directly.
· Renters Insurance is required through the entire term of the lease.
· We do allow 2 pets per apartment and require vaccination records and a picture of the pet. · Non-refundable pet fee of $500 for the 1st pet and $300 for the 2nd pet plus $20 monthly pet rent for each pet. · Pet park on property · Restricted breeds: Rottweiler, Doberman Pincher, Pit Bull Terrier/Staffordshire Terrier, Chow, Spitz and Akita, German Shepherds, Great Danes, Presa Canarios, Alaskan Malamutes, Siberian Huskies, and Wolf-Hybrids
The security deposit is 1 months’ worth of rent with approved credit and 2 months’ worth of rent with conditional credit screening.
· Income must equal 3 times or more of the total monthly rent. · Must pass credit, background and rental history screening.
Too much to risk your safety and sanity. This is truly a dangerous and horrible place to live. Cars are stolen, drug dealers everywhere, trash is never picked up, apartments are flooding, etc. Whatever special they offer you at move in, they will fraudulently recoup by taking your deposit on move out and sending you a bogus invoice for new carpet and paint and cleaning. Take pictures and keep receipts.
