Well, that is our job. Once we have final permission from your mortgage company, we will compile all the figures. We will combine all the Sellers figures and the mortgage company’s figures and calculate your total cash to close. This information is usually not provided until a day or two before we close. Typically, it’s the day before, though. On a closing where someone is buying the home for cash, we will combine the sellers' figures and our fees and costs and send that to you. Again, this is typically done the day before we close.
That is a loaded question because you can buy real estate without an agent. However, we would not recommend that. It’s the same reason we would tell people to hire a tree company to cut down trees or prone them. You could do it yourself, but you are in hot water if something goes wrong. It's always better to have a professional assisting you. Real Estate Agents know the market and can help you get the best price for your home, whether buying or selling. Yes, you do. Lucky the State Legislature passed a law that requires an attorney represent a buyer or a seller anytime the title to real estate is transferred. Connecticut is one of the few states that require this by law. I think it's essential because so many problems can come up during the closing that having an attorney by your side is extremely helpful.
National averages for total closing costs are between 2-5% for a buyer, and on the sale side, the State average is about 8% for most closing in the State of Connecticut for a Seller. This does not include your mortgage payoff or paying off any other liens on the Seller's side. Your attorney's fees and costs are part of this figure.
Your closing will typically occur at your attorney's office. Since the pandemic, we have not held joint closings. Usually, the Buyer meets with their attorney, the Seller will meet with their attorney, and the attorney will handle the closing via FedEx and wire transfers.
The Closing Date is a target date. This means we are working towards closing this date; however, delays can sometimes happen. We suggest scheduling your mover a few days after the closing if possible. So that if there are delays, you don’t have to scramble to find new movers. If not, I would wait until we have a mortgage commitment.
