Update: Changing rating to 1 Star they deserve NO Star. The info I described below is still valid if you’re seeking housing and have ZERO options. Before turning in keys, I filmed a final walk-through capturing walls, floors, ceiling, closet, interior of cabinets and appliances. I asked the agent on duty what else was needed and was told only to complete forwarding address form. I knew final utility bills would need to be processed. I never received the final invoice. 2 months later a pushy collection agent contacted me to advise I owed nearly $900.00 in outstanding cost and damages. I advised that was impossible and contacted the leasing staff directly. They attempted to explain that the carpet (27-month-old carpet) was damaged and needed to be replace to the tune of nearly $700.00. I calmly explained that was literally impossible for many reasons which I won’t list here but ultimately, I simply shared the video of the walk through and insisted they point out specifically where the carpet was destroyed and damaged. After a week of no contact, I reached out to follow up and was told by the agent that my invoice had been updated and the carpet damage was removed. No apology was offered and ZERO admission of error or wrongdoing. NO explanation for the why I was charged the additional cost. They also attempted to make me settle the balance with the collector directly. To which I refused. #1 you must bill someone before sending them to collections. But if the end game is to overcharge them under guise that I can’t prove it… then you simply turn the account over to collections. I paid the cost of the utilities as that is what I owed and advise they would need to settle their false business with the collector. The main take a way… INSIST ON DOING A FINAL WALK THROUH. MAKE A VIDEO of final walk through with or with out a leasing agent present. BE AWARE and protect your interest because APARTMENT OWNERS and managers are looking out for theirs. **I move in with ZERO deposit required, but if I had a deposit, they would have taken the fee’s first and made me work overtime to prove I didn’t owe the cost probably requiring some version of litigation.** G: Location is ideal if you prefer a northern Atl suburb. The property is within a mile of Duluth, Alpharetta, Suwanee, within Fulton County. JC is quiet beautiful and Walkable. The apts share the property with privately owned Homes/Towns and is Gated (when they are functional). The units are mostly spacious. I leased a 2b2b for a family of 2 and it was comfortable 😌. Though hosting guest wasn't ideal short visits are fine. Many Food, grocery and shopping choices are in the immediately vicinity. Excellent school choices. Children are able to  play safely which is plus for family's.B: If you're seeking a place to live longer than 24 months look elsewhere. The turn over of residents, length of time units remain vacant and changing of Staff both in office and Maintenance is alarming. People Don't stay. When my 3rd renewal was offered it was a 26% increase ($360). No warning, explanation or negotiation. No additional benefits or upgrades. Both of my lease renewals were provided late, which impacted the time available to seek other options. All done unapologetically with little regard for my family or time. This time I declined and worked diligently to find new suitable housing.U: In addition to the monthly rent you're responsible for Pest control, Trash, Water, sewage, Gas and "Various Fees" as assigned. You have no control over these costs. But I can confirm what others have shared...the property and units are over run with Pest. Huge Water bugs and Spiders are nuisances inside and outside your unit. Any request for Pest control in your unit is futile as they insist they only treat the exterior. Trash and recycle are a joke and eyesore that goes unchecked. Water and gas use matters not and is clearly a shared cost regardless of how little you may use.There's several, newer and nicer properties in the area...this property is only good if your transitioning and don't need to stay long.

I’m going to start off with the review for the office management, they are much better than the previous management and for that I am thankful! The maintenance has also improved in the last couple of months. I am waiting to see how the new owner decides to keep up the property because at first glance it is a very nice community. I tread lightly on the words “nice community” because They have allowed our neighbors to start stacking things on their porch. I recall that we are not allowed to do this, per our lease agreement, but it is a new rule because the previous management was very strict about keeping a good appearance on our porches. The bad part about this is that we are required to pay our rent on time, but no one wants do what they know they should be doing to make the residents compliant.

Do any of these apartments have shower stalls? The "ritz" floor plan (3bdrm/2bath) on the website looks like it might have a shower stall in one of the bathrooms. I mean a shower that isn't also a bathtub. Thank you.
