When you move in you will probably like the room size and some of the amenities the apartment offers but over time the feeling wears off. The AC units in the apartment sound like roaring engines when they turn on and run. It's hard to watch TV and sometimes even interrupts your sleep when they turn on. You will be paying a premium that you will pay at most "luxury apartments" but the interiors are very dated and the amenities are just okay. You will pay a shocking amount of money for water every month that is flat and not based on usage ($31 a month!!!!) The rooms never lose the paint and carpet smell that you notice on your first day, you just get used to it. You get a billiards table in the club room but with only one decent cue. I'll say the fitness center is pretty good, but the cable machines could use some long overdue maintenance. Note this is a pet friendly community and that means you will run into a lot of lovely pets, but I was lucky enough to have a person move in the room next to mine that brought a dog that would bark constantly at almost every moment of the day and night. 3 months of complaints to the leasing office led to no improvements in the situation. This situation is ridiculous and the dog is currently barking and whining at 10PM as I write this review. A lot of units don't use in-unit laundry. So you have to use these cards to pay for your laundry. Which is okay when it works, but when your card doesn't work, you may find yourself stuck where you have half of your laundry done and wet and you can't get a new card when the leasing office is closed. So then you have to travel to a laundromat to finish your still wet laundry. This is a situation I found myself in where my laundry card would not work on any machine even though there was a balance on it. Honestly most people can get past these issues to make this apartment their home and they get lucky with who they live near, but I am very happy to be moving out and will not look back.

Living at the Grandin House Apartments over the course of the past 3+ years has been a phenomenal experience, and I could not have asked for a better place to live, while also in an ideal location - beautiful setting and minutes from downtown Cincinnati and various other popular spots. I've lived in two separate apartments at Grandin, a 2-bedroom and a 3-bedroom, and both were very clean, spacious and accommodating for myself and every person that visited over the years. These apartments are truly a gem, and while life has taken me elsewhere, I will always be a strong proponent for living at the Grandin House. I have not seen another urban apartment setting around that even comes close. I cannot forget to mention the incredible staff both past and present - Cristy, Shayna, Anthony, Myles, Trisha, and all those I have not mentioned - THANK YOU so much for making my living experience a great one. If I have an opportunity to live here again in the future, I will jump at it!

As I leave back to California today, leaving my wife crying, due to my ear condition I want to say that this is so sad and hard for us but there is a loud loud noise around this building in the summer that I cannot tolerate it affects my health! I don't have the money to buy out and sadly they won't let us sublease to someone else Although the complex did try to move me around a different room but it still didn't work out! I just want to let everybody know it's extremely loud around the summer time well loud for me! Before you sign anything make sure you can tolerate it cause I couldn't I'm just trying to help anyone out with sensitive hearing and also the lady who responded in the comments about not having complaints about the noise your either lying or your staff is lying to you, I've been complaining for 8 months now and other people in the comments as well!!! So don't lie to yelp or your future visitors please! I understand we signed a lease but we're not trying to leave because of any other reason of the fact that the unit is worsening my condition and hurting my health and were not even allowed to sublease it's just sad and inhuman !!!! For you to lie on the comments is disgusting

I Lived at Grandin for 2 years and one problem was during the move out process with the deposit. They claimed that we had a spot on the carpet that they couldn’t get out a couple weeks after moving out which was fishy. They said that they were going to just change the carpet in that room but proceeded to change the carpets in all three rooms which was not necessary. Sounds like they just wanted a free carpet change. After that the manager emailed me the bill and told me the total and said that if I don’t pay them in 5 days that it would go to collections leaving me no time as I travel a lot and the vibe was in a bullying way like I wouldn’t pay. This I guess is how they do business. I would suggest Towne Properties or NAproperties if you are apartment hunting in Cincinnati. If you are looking for a single apartment you can get much nicer and same rate downtown with way better ammenties/ apartment/ shared space. Grandin’s location is ideal if you are looking for easy sode Cincinnati but not worth the rates for the apartment quality. Watch out for those hidden fees!
