Frederick assisted with my 1031 exchange; I've now completed my sale as well as the replacement property purchase. He made communication very easy, and was there to answer any questions. I really did not have to put in much effort to do the exchange - Frederick made it a very simple process. He was on top of any deadlines, signatures, etc. that had to be done. For a valid 1031 exchange, you do need to have a Qualified Intermediary (QI) involved at — or before — the relinquished closing. Once the sale is closed, it is too late. Many people are under the misunderstanding that they can close on the property they are selling and either have the closer hold the proceeds or hold the proceeds check themselves without depositing it, and still do a 1031. You cannot begin a 1031 after the property has closed, even if the proceeds have not been deposited. Plan in advance!
Yes. The "like-kind" definition for real estate is very broad. The IRS Code defines "like-kind" as any property “held … investment.” So by definition, any investment real estate falls under the definition of property held for investment. Because of this flexibility, a rental condo can be exchanged for an apartment building or a distribution warehouse can be exchanged for several tracts of undeveloped land.
