Pay your rent and mow your grass. That doesn't make a better community. People in here need to be more proud of where they live. This could be a beautiful place if residents also clean up and show others you love your residency. Stop trashing the place with junk. Be clean. Be proud! The office shouldn't have to baby the adults in here. People all do what they want and get away with it. Even driving over lots from one street to another. Residents do not follow rules and they are not enforced. Residents just do not care. Lots look so full of garbage. A lot of it not outdoor furniture. So dangerous in here. Especially nights and weekends. People with loud music til about 1 am. Sad to say that lots of people who own homes are just as bad or worse then people who rent. still waiting for this place to become a real community again.. We follow rules and continue to get shafted. Kids playing and destroying others lots. And parents don't care. Still waiting for a positive change.

Needs wayy better LiGhTinG .. PLEASEE !! Let the company know to *look* at the highway lights for reference.. otherwise Lower rent & property costs dramatically because lighting is a *Critical* safety hazard for All residents & visitors

Roxanna Rosa is a Wonderful ~Amazing ~Excellent ~Knowledge Management to have over Portside Mobile Home Park. We moved to Jacksonville, Florida Two years ago with hopes to buy a small home that would be suitable for myself and my husband {who is Blind} to retire in. We were Blessed to be able to buy a New mobile Home in Portside Mobile Park in Sunny Jacksonville Florida. Roxanna has been so kind to me and my husband. She had a Community Meeting with all Resistance in Spanish and English. So many Wonderful changes to come to Portside; which I understand has been a long a waiting. I know Roxanna will make the changes needed for Portside and will BETTER this Community. Roxanna has already done so much to improve Portside. She is making it cleaner, treeβs have been trimmed and cut down, rentalβs ended and residents are able to buy their homes, animals are less in the roads and not being killed by cars, residents seem to be starting to follow rules, new signs, cameras, streets cleaned & edged, trash is being picked up on time, fun activities, new letters and fun monthly calendars, extra. It takes a Strong manager to make this happen and Roxanna is a TOUGH π¦ BIRDIE!!! We are here to Support you in anyway we can! Thank you for helping us buy our Home! But mostly THANK YOU for making this Community BETTER!ππππ

I wonder too. This place for should look pristine for the amount they are charging people on the lot rent. I blame the RHP property manager who is above the local manager. And a few of the RHP maintenance workers are severely horrid and lazy.
They really have rentals for the winter months. How does that work? I'm in Michigan, renting a single wide. Lot rent $900, About $ 100 or 150 a month.
Well, I would have, but the office was closed, maintenance didn't answer the phone and their message mailbox was full, it was the 4th when I posted this. I did address this with the office a few days later and the answer was that there was something wrong with the pool. Well... There has been something wrong with the pool for the last three years on all summer holidays. I wouldn't mind that the pool is closed on these days, if they would just be honest about their reasoning, no matter what that is, than to have planned a pool day with friends and have to cancel last minute. Nothing wrong with sending out a letter to the community stating the days the pool will be closed. It's the non communication, blaitent disrespect for the home owners that is frustrating and just wrong. My having to assume that I no longer have the opportunity to enjoy pool access on summer holidays, is not a professional way of communicating with their tennants, it's passive agressive.

West if you have to choose portside but if you haven't yet checked, look at Oaks of Atlantic Beach. Much nicer community overall and they include more in your monthly 'rent' as far as lawn service and water (on some lots it is included in the cost). I currently live in Portside East and I am literally counting down the days until I can move (yes I have decent credit and a spotless rental history so I am not just bashing PSE and boasting for Oaks. It's my honest opinion so I hope it helps)

My friend lives there only because she inherited the property. However, the rumor is there is a drug problem in the community. Ive never personally but i never experienced myself.
I dont know. I dont live there anymore but i can tell you there is alot of damage
