The pre-approval process is more rigorous. The lender is actually checking the buyer's assets and credit, not just taking their for it. Credit approval is even stronger. It is starting the underwriting process while waiting on an address. In today's competitive market, many agents are demanding a pre-approval or credit approval to be sure the buyer's financing will not fall through.
A seller's market is technically defined as less than 4-6 months of inventory. We are slightly under 1 month currently (Jan. 2022). However, a buyer's market is considered when buyers are buying low. Economists predict that buyers today...will have bought low compared to 2 years from now. So it is a great time to sell and buy. As prices continue to rise, inflation and interest rates are also rising, It is a the perfect time to sell and get in your next home.
Historically speaking the spring has been the optimal time to sell a home. However, this is only partially true now in our current market. While the spring is a great time to sell your home, really all times of the year are a great time to sell in the Dallas Ft. Worth metroplex. We continue to have more people moving in than moving out. People are moving all times of the year. The market is extremely hot and we have a lack of inventory. Anytime there are more buyers than sellers is the perfect time to sell.
There are some basic things every seller can do to get their home ready to sell. Decluttering is the number one item. Small maintenance items can really make a big difference. Each home is unique and has unique items to be addressed in order to sell for top dollar. Our team meets with each seller and designs a plan that will bring the biggest bang for the buck.
