Our family just bought our new home with the help of the Mandy Pickerill Coldwell Banker Team. We are new to the area, and Mandy was extremely helpful throughout the whole process; she was attentive, responsive, and a delight to work with. We hit a few big bumps along the way in the home buying process of our duplex, and she worked relentlessly to make sure we were able to settle. Out of the three realtors we have worked with in the past, Mandy was by far the best - she spent the most time with us, had the fastest response time to texts/emails, and answered questions in a way that made confusing things make sense! The pre-approval process is more rigorous. The lender is actually checking the buyer's assets and credit, not just taking their for it. Credit approval is even stronger. It is starting the underwriting process while waiting on an address. In today's competitive market, many agents are demanding a pre-approval or credit approval to be sure the buyer's financing will not fall through.

Historically speaking the spring has been the optimal time to sell a home. However, this is only partially true now in our current market. While the spring is a great time to sell your home, really all times of the year are a great time to sell in the Dallas Ft. Worth metroplex. We continue to have more people moving in than moving out. People are moving all times of the year. The market is extremely hot and we have a lack of inventory. Anytime there are more buyers than sellers is the perfect time to sell.
