We have lived within the Northbank community for almost five months, and we love it. As a young family, we wanted the city vibe while being in a private community with a suburban feel. The residents are lovely, from professionals to young families to retirees - everyone is friendly and welcoming. While the community is still under construction, it is awesome to see the progress being made and we have never had a problem getting a response from the builders for any minor fixes to our home. The project managers are super friendly and always walking around the community making sure things are going smoothly. Our favorite part of the community are the nightly walks along the river – the sunset is truly breathtaking and it’s really cool to see the ships coming to port in the Delaware. We’re very happy with our decision to move into the community and we look forward to seeing it expand further!

The neighborhood is beautiful and I am a buyer. I can hardly wait to wake up and kayak or stand up water paddle in the mornings and evenings! We have going through the construction process and as always there are some issues. The developer has been fair in settling these matters so all is good. I love this setting and the project looks good. AND we just did our final inspection. It was great! Our first inspection listed many items that needed attention. I was shocked that they got them all in a short period of time! We’re very pleased and moving in this week!!!!

The Northbank Community has two building companies - which seems to confuse many buyers. I preferred the Toll Brothers models over the D3/Concordia models - especially after factoring in quality and prices. However, the sales associates at D3/Concordia were very professional and accommodating. They have a majority of the lots and have 5 different models. Most of their lots are closer to the river so I guess that helps with the premium. I'd recommend to check out both. Still an active build site so things should ramp up as more people move in and lots get finished. Phase 2 (to the west toward Penn Treaty Park) should be exciting especially as they complete/connect the Delaware River Trail.

Corey Philips, thanks for your answer. Could you please throw some light on Air changes required by PA codes vs Energy Star? Duct leakage by PA codes vs energy star? Not sure what’s your affiliation with Magrann or Toll Brothers but this is the page for PUD being developed by Beach Street Developers( D3 developers and Concordia Group) and the details you mentioned is vague with the lack of oversight nothing is being done what you mentioned.
