In today’s real estate market, low inventory and high demand are driving up home prices. As many as 54% of homes are getting offers over the listing price. An appraisal gap is the DOLLAR amount that a buyer will voluntarily cover over the amount that the house appraises for. For example if a Home is listed for $200,000 and the buyer offers $215,000 with a $10,000 appraisal gap; the Buyer has to come up with the pre-determined downpayment for their loan amount PLUS any amount of difference between $210,000 and $215,000. So if the hone appraises 'short' the sale price at $211,000 then the buyer must bring an additional $4,000 to closing.

In this market, why should I even bother putting forth effort in preparing my home for sale? Won't it just sell itself?

NO your home does not just "sell itself." Even if there is a buyer that would make an offer on the home, in current condition, it will probably not be the highest value that you could get with a little elbow grease and some planning. Putting forth a small amount of effort will increase the pool of buyers, the pool of loan types, the success of appraisal and less underwriting conditions. the process will go smoother and you will make MUCH more money.
