Walkthroughs by the buyer before final settlement are very important, for at least 2 main reasons. First, it is the best way to inspect and confirm the satisfactory completion of any repairs that were negotiated with the seller. In our state, if the buyer closes the transaction without repairs being completed, the buyer will have no recourse against the seller without a new written agreement. Second, the buyer needs to confirm the property was not damaged by the seller during move-out.

Local lenders are usually the best choice here – there is consistency in communication, which is critical, and the response times are usually much better.
The difference here is profoundly important. Pre-Approval typically involves a complete review by the lender of the borrower’s complete financial picture, including not just the credit history but also documentation of income, employment, and assets. Pre-Qualification is much more of a surface-level review, often not much more than a credit report review, if even that. Pre-approval, when done correctly, makes the borrower almost as strong as a cash buyer.
The answer here is always to get pre-approved by a reputable lender before you start your home search. This is true whether it is your first home or your twenty-first purchase. Pre-approval gives you the confidence to know that you are searching not only in the right price range for you, but also knowing that once you find the right home, the process is already well underway towards a successful closing.
In a Seller’s Market, there are more buyers looking for homes than there are available properties for them to purchase. With demand exceeding supply, prices go up and the competition adds more urgency to the search process.
