We are first time homebuyer and new immigrants, with zero knowledge on purchasing house, but we have a big dream to someday live in our dream house. It felt daunting at the beginning, but Warren paved the way and explained everything so clearly, that we comfortably sleep at night, knowing that we are in good hands. He never settle until he finds the best place for us. Warren, we are so thankful for you in securing this home for our family. You are the best, and we feel privileged that you were our real estate agent. Again, thank you for helping us to make this dream a reality.

To qualify, borrowers need a credit score of 620 to 640 or above for 3.5 percent in down payment assistance and a score of 661 or above to qualify for up to 5 percent of the home value.
While FHA loans are the most common to use with down payment assistance, it doesn't mean other loan products are off the table. FHA has more flexible down payment requirements than some other loans so it may be a good fit. Many down payment assistance programs are also compatible with VA, USDA and conventional loans.
The Federal Housing Administration, or FHA, requires a credit score of at least 500 to buy a home with an FHA loan. A minimum of 580 is needed to make the minimum down payment of 3.5%. However, many lenders require a score of 620 to 640 to qualify.
If your score is 580 or above you can qualify with just 3.5% down. While you need 3.5% down for FHA, they do allow 100% of the down payment to be a gift. Or you can find down payment assistance programs that could allow you to buy a home with no money down. USDA and VA loans require zero down payment.
They provide a set amount of money to qualified homebuyers. Homebuyers can use the money to cover their down payment or closing costs. The money you receive through the program may be considered one of three things: a grant, an interest-free loan or a debt you pay off in the future.
