I highly recommend Next Level Rentals for anyone looking for a property management company. Ms. Berstein managed my rental home for over a year after I was forced to change property managers after a bad experience with another Rockville company. Ms. Berstein made the transition easy, kept the tenants and me informed, and was readily available to phone calls and emails. Next Level's fees are fair (much, much lower than my previous property manager) and its services are exceptional. They really put my mind at ease after such a terrible experience with my first property manager. My first property manager made every tenant report an automatic repair with an additional "repair service fee" charge that he pocketed without going so far as investigating what the actual issue was. For example, I was told that the ice maker needed a repair when it turned out that the tenants didn't know how to turn it on. Next Level and Ms. Berstein however have a team that looks into tenant repair requests to first trouble shoot the issue and to determine whether an actual repair is necessary. Furthermore, there are no additional fees for Next Level to arrange the repair. After all, isn't that what the property manager is being paid for in the first place? Furthermore, I got comprehensive inspection reports from Next Level periodically, which gave me reassurance that my property was being cared for and in good shape. I never got one of these from my original property manager. I can't recommend Next Level Rentals and Ms. Berstein highly enough. I recommended them to my neighbors when they decided to rent their home. If you are still reading this and in the market for a property manager, then do your homework and try to get the most information on what services that you are getting for the fees that are being charged. Basically all property managers can run credit checks on tenants and collect rent, but the difference is how much do they take care of the tenant, landlord, and property. My first property manager charged high rates, tacked on extra fees, and didn't lift a finger to trouble shoot anything but instead made everything a repair no matter how trivial the solution (but you would probably do the same if you are charging an extra $50 for every phone call made to set up a repair, right?). Next Level and Ms. Berstein go the extra step for both tenant and landlord. By doing their due diligence, many tenant issues/reports never even came to my attention because Next Level was able to resolve the issues on its own. In closing, I had both a stressful, negative experience with a property manager, but I then thankfully had a stress-free positive experience with Next Level and Ms. Berstein. I only wish I would have discovered Next Level earlier in the process.

What it do babyy!! I wanted to give a special shout out to my favorite realtor Raeshadow Moore on helping me fine my first rental property/home. She also help my mother as well find a nice home for her and her grandkids. Big big blessings to next level realtors in my eyes they are the best. They also help me with my taxes as well. I was staying at a place and they came into the house while we weren’t there with no warning, would make empty threats about paying rent when rent was paid. The president of the company was racist and rude. The house had broken appliances and mold and was nothing was done for months

Most property management agreements run for a year and are automatically renewable. Terminating an agreement before the term is up can carry penalties that can amount to management companies charging while they no longer manage a property. However, there are companies that do not charge a penalty as they want to make sure they work hard to keep your business.

A good property manager will have criteria for selecting good tenants. This criteria would include checking their credit, rental history and getting past landlord references. A bad tenant is not only one that has trouble paying rent but also does not maintain the property well. Property managers should do periodic inspections so that any issues are addressed quickly.
