I lived here 3 years. Amenity fees is between $395 to $495 annually. In recent history rents use to average between $1600 to $1900. Currently new tenant's rent average between $2400 to $2700 plus residents have to pay a water bill. The water bill can average between $40 to $100 per month. We have very little to no control what our water bill is each month. You will have to pay this water bill even if you use no water in any given month. There is no individual water meters in any apartment. Currently our landlord is raising everyone's rent 7.5% and up this year alone. Any tenant who moved here since 2015 must pay the water bill. Any tenant who lived here before 2015 doesn't have to pay the water bill. All tenants share the same water meters. How do Woodbridge Hills calculate the water bills if some tenants have to pay and some tenants don't and we all share the same water meters? They use a formula. The water bill is a scam. Woodbridge Hills brochure says our complex is a gated community, which implies security. There is no gates or security guards. Woodbridge Hills did install cameras, but the cameras are pointed at the garbage to catch residents who recycle incorrectly. At every driveway entrance we have flimsy wooden sticks that raise when we input our code. Anyone can walk into our age 55+ active adult community. Many delivery drivers have the codes to our unguarded flimsy stick driveway entrances. Many times people have drove through these flimsy sticks. The residents are wonderful. I have never met any neighbor who actually met or talked to our landlord, I haven't and I really tried. The landlord's manager is rough around the edges. The leasing office records all calls all the time. The maintenance staff is good. We have a great clubhouse and pool, but residents have no input on how these amenities are operated.

I just moved in 2 weeks ago. Claudine was very professional and organized, and made the rental process clear and easy. The quality of my apartment is high, and I have one of the lower end units. I have had to call Maintenance several times and each time there was a prompt response and resolution of the issue. UPDATE: I have now resided here for more than 1 year. The clubhouse was closed in March 2020 due to the pandemic. It still has not reopened, and the residents cannot get an answer from the landlord on when it will reopen. New Jersey itself has removed all Covid restrictions, but for some reason the property management has not restored this important amenity. We have been given a partial refund of the amenity fee for the closure, but we need to use the clubhouse. I used the pool this summer, but the lifeguard company hired by management was terrible. The pool is supposed to open at 10am every day, but it was more like 11:00-11:30. On several days it did not open at all. It appears they hired the cheapest lifeguards they could find, and their performance was terrible. Instead of sitting by the pool watching the swimmers, some of the lifeguards were hanging out in the pool office. I don't know how Woodbridge Hills can promote the clubhouse & pool as their main selling points given that the clubhouse is still closed and the pool operation is mismanaged. WATER USAGE: some long-time residents do not pay for water, as they are grandfathered under the original lease terms (free water???). There are no individual water meters. Each building's water usage is calculated and apportioned to each building resident according to the RUBS formula (excluding residents who get free water). There is no incentive to save water. I was out of town for the entire month of July but was still billed $40 for water usage. UPDATE Aug 2022: I have lived here 2 years. Overall it's a good place to live, but there are 2 huge issues here: all residents received rent increases of 7.5 - 8% because WH is not subject to Woodbridge's rent control laws. This is abuse of the current tenants. Next are the water charges. My new water bill is $54 for 1 person in a 1-bed apartment. In the last 9 months my bill has increased by $12. WH can charge whatever they want with no explanation other than "it was calculated using the RUBS formula". WH made a mistake giving free water to the initial tenants, then when they ended that giveaway they made the other paying tenants pay for the freeloaders water. It's outrageous and I can't wait to get out of here.

Guess we are newbies that are seeing what the Hills is about now that things are opening up. I have visited the Clubhouse today and I was blown away at how nice it is and the manager Dave is the best! Snow storm? No problem. They make it disappear like magic. Maintenance concern? Johnny on the spot. Community? The best! Bocci, swimming pool, club and Claudine, Bob and his staff, Dave the Clubhouse mgr. are fabulous!

My husband and I have been living here for over 2 years I've yet to see the inside of the "Clubhouse" they claim it's due to Covid. We just had to join the town recreation center so we can get some exercise in. They have a pool which they open on Memorial Day and than close until the end of June!!!When they do open back up half the time it does not open on time or closes early. When I asked about it the answer was "thats the way we've always done it" I guess management can't change with the times. The apartments are dated and they must have a huge inventory of old appliances because they are very dated as well. Some office staff definitely need customer service training. It seems that a lot of people are moving out specially after the rent increase this year. I think it's time to move on. Don't let them fool you with the welcome package it's false advertising.

Too much money
The most sneakyest hidden fee is the water bill. Woodbridge Hills uses a RUBS system of billing for water for all new tenants. This is what Woodbridge Hills did to me at lease signing. As I was going over the lease, I noticed it said I had to pay for water, so I asked, "Is there a meter in the apartment?" She replied, "no". Then I asked, "so how do you know how much the bill would be?" This is when I was told about the company they use (UMS) to bill us using this RUBS formula. They told me I would have to pay to UMS a one time $10 account activation fee, a monthly administration fee of $4, and a monthly water/sewer bill. A neighbor of mine told me that every tenant that moved here in the last couple of years has to pay a water bill to UMS, and every tenant who lived here before the start of this RUBS billing is exempt from UMS billing.

No one knows for sure except management. Woodbridge Hills has been giving off signals that it might be open soon. It's been closed since March 2020. Even though it's been closed, Woodbridge Hills is still collecting amenity fees as though the clubhouse was open.
